For you stats and number guys, have any of you found a significant premium being payed for more livable floorplans? I'm finding a lot of the condos I am looking at have a fair amount higher $sqft, but I also can see myself living in them, vs. the terrible floorplans some of them have.



Any stats on how much a good floorplan can have? Is that something hard to measure? I'm just wondering 'in general', if any of you have noticed it who have been closely monitoring certain tracts etc.

Besides perhaps an "open concept," which most people seem to like, wouldn't what constitutes a "good" floor plan depend on the lifestyle of the people living there? (i.e. some people rather have the master on the ground floor, some rather have a separate formal dining area rather than blending it all with the open concept, others like a den/home office, some near the front of the house, others near the back, laundry room upstairs than downstairs, etc. etc.).

I thought there might be some common rules e.g. small number of hallways, square building instead of rectangle, etc.

I totaly agree. There are different things that totally throw my off, but somehow they manage to be in many houses (i.e. carpet in the bathroom). What is desirable for you is very different than someone else. Your priorities change a lot based on various factors (age, marital status, children, nationality, etc.)



Also, the premium will be a factor of supply/demand. What you might consider a premium floorplan will be more example if there's a shortage of such floorplan for its demand.
