The rep told me there is going to be a bridge that will lead to the Irvine Transportation center.. I have to get more info on that.

They should just add a road leading out from Barranca.  It would provide access to all of the Great Park and lessen the demand on Sand Canyon.

A big part of the issue with Sand Canyon is that when they built out the roads, no one actually thought that there would be traffic.  The combination of the OCTA depot exit, Marine Way, the freeway on/off ramps, Burt Road and the RR tracks make absolutely no sense.  The RR track is going get resolved and I think the light at Burt Road should go away.  I am not sure what they are going to do with Marine Way/freeway/OCTA though.

$0.90 is well worth it if you are in a hurry.  In my case, I need to go to 405 to get to work.  With Sand Canyon under construction (for seems like eternity), it will take me at least 15 mins on rush hours to get to the Sand Canyon 405 exist alone (take less than 5 minutes on the toll road) .. I rarely use the toll road (I instead use either Culver or Jamboree to go to 405 with the Sand Canyon construction), but its good to have a costly alternative when am in a hurry ..

Agreed.  Part of it has to do with timing.  If I can get out by 7:30 a.m., traffic is okay on SC.  Anything after that, good luck.
 
I support Mandy's comments.

I think Stonegate has better amenities than Pavilion Park. PP has only 1 park/pool for the entire 5 communities of builders. It may look nice now because people have not fully moved in. Wait a few months later when you try to take your kids to the pool and find that it's like the community pool, you will think different.

At Stonegate, there are at least 4 pools and 4 parks spread out allowing people to easily walk their kids there no matter where they live. Also, the school is in the heart of it all so you don't have to drive your kids every morning.

It seems Stonegate has some great advantages.
 
If you add up the pools and parks vs the homes, Stonegate still beats PP in terms of more public amenities per home. Just saying...

Using IC's (a SG resident) #s - listed below.  SG has ~3000 units.  PP has ~700 units.  SG has 4 pools (according to you).  PP has 1 pool (fact).  Do the math on the ratio.  PP comes out ahead.  Not to mention - some backyards at PP allow you to build a pool so you can probably subtract those people out from pool usage.  No backyard at SG does.

For the record, I agree that I think the amenities are nicer at SG.  More choices in parks and an on-site elem school are definitely better than 1 park and no on-site elem school but let's be accurate on the facts.  It doesn't matter that PP is a community of 8 builders (yes it's 8 and not the 5 you mentioned) versus SG with 3 builders.  It's about the # of units and # of families using the facilities that you are trying to compare.  That's why these posts from SG residents championing for their village are so painful to read.  They're laden with inaccurate information.  #annoying

Both communities are great.. to each their own I say.  I agree with Bones though.. have to get the facts right and not disguise your own favoritism in front of it.  Yes, I wish PP did have an Elementary school onsite.. but it doesn't.  Some of the homes at PP do allow you to build pools and there aren't too many residents in the area to  fight with.  Also, my last place was right next to an apartment and they would come into the pool even though they had their own.  Just more traffic from the dense areas.. although some people like the fact that there are more people walking around.  ;)

As far as i know, there's no rivalry between LA and QH for people to see which one is better.  They are different enough that folks can choose what appeals to them. 


I certainly don't think the folks who bought in LA would have bought in QH even if it was available at the same time.  Just seems to be a different set of buyers with different priorities for what they were looking for.
