Fence replacement

Keep in mind that vinyl fence only comes in white and it can't be painted. I have seen green and brown but I believe it is no longer being made since the color absorbed too much ultra violet light and deteriorate the plastic.
 
IH, sorta funny because we had the EXACT situation last year and are in West Park as well.  Welcome to the 'hood'! 

We bought the house with a totally dilapidated wood fence and the previous owners would not fix prior to close but atleast gave us "credit" towards a new fence.  We atleast got confirmation from the neighbor he was interested in replacing the fence after our purchase. 

In the end, we were able to get a great price on vinyl and went with that.  Although I like the natural look of wood better, I am hoping this will last longer and wont have to do it again.  If you stick with wood and the same design, you do NOT need file plans with the Association.  But since we changed materials, we had to do all the paperwork and approvals (before and afterward pictures and plans).  Took about 2 months for the process to finalize.  One little * to my experience though (although it should be the same), we did our fence right before WP changed Management Companies.

Thank you very much for your helpful information.  We like this area very much.

Did you replace your fence on all sides or did you do one side?  Since you changed the material, did your neighbor end up having different materials on some of their fencing?

You can always go Santa Ana-style and use a chain link fence. :D

@bearman81: Did you do it yourself or did you hire someone?

I am actually interested in finding someone too because me and my father-in-law aren't young enough any more to do it ourselves.
 
IH -- Luckily we only had to deal with one side.  And yes, the neighbor has wood on his other 2 sides but since he is only renting, I don't think he cared as long as the fence is upright!  Downside of getting the fence fixed though, we each had a kid under 5 that use to be able to go back and forth to play together by just moving one of the slats, but not any more.  :-\ Our other sides are relatively new but wood so probably going to have to do the same deal in 5+ years.

IHO -- Totally am with ya.  We aren't getting any younger so we hired someone.  Let me know if you wanted their info.  Although it looked pretty easy when I watched them install, I preferred to have someone else do it since we were getting the cost split between 2 parties. 

 
Every week someone is asking for a referral.

Do yourself a favor and get an angieslist subscription, especially if you just bought a house or moved to a new area. Reviews for home repairs, construction, cleaning services, mechanics, dentists, pediatricians, etc etc.

Vendors w/ tons of reviews, where all reviews include a detailed description of the work performed, amount charged, amount of time to complete from estimate to finish, and sometimes photos of the work performed. And that's the difference when compared to reading reviews on a free site like yelp.

I actually find AngiesList and ServiceMagic hit or miss.

Sometimes someone will get a good review and it turns out bad or costing more. I used a contractor once off of one of those services... once.

I prefer person-to-person referrals (although some persons on TI could be suspect). And even that isn't infallible (yes Homer... I'm looking at you! :D ).

@bearman: Doing a slat fence is actually pretty easy... you just need patience for all the measuring/cutting but once that's done, dropping the footers and attaching the slats is actually fun (but that was using a nailgun... not too sure about drilling in vinyl slats).

If you stick with the vendors with a lot of current reviews (minimum 30), it's pretty hard to go wrong, especially when everyone puts the price of what they paid out there. In my experience, all the vendors I've found from the site have been the best.

 
I do not like the look of a vinyl fence. It looks fake and cheap. The shine is what bothered me the most. It does spare the maintenance but there are other alternative like using TREX an engineered decking material made for high moisture location. One can still build a wall by using this product by using traditional fastening screws and anchor. The plastic fence is not designed for Santa Ana wind load nor taking any impact forces. If a person lean on a plastic fence hard the fence will cave.

3 things one can't do with a vinyl fence: lawn mower and weed wacker scratches, baseball impact and painting it.
 
IHS -- Thanks for being so sensitive to us vinyl fence owners!  :-\ For us, it was a more practical choice since it was only a side fence and better than what we moved in with.  We just needed something simple and would last.  Plus we didn't want the hassle with the additional costs other materials would be with the neighbor.  We were just happy the were paying their share!  But if we needed to fortify against zombies, we certainly would need to consider block walls instead!

MOU -- I agree with IHO that AngiesList and ServiceMagic referrals are also a hit/miss.  Overall though, I think those services or personal referrals are better than picking folks out of a phone book.  In the end, no matter the source of the referral, you need to get a number of estimates and decide yourself.

Santa Ana's chainlink fence is the expression of form follows function. The random AK45 shooting can do some damage to vinyl fencing. The cost of repair is expensive and impossible to match the existing with vinyl design. The disadvantage of vinyl is the limitation to find the exact panel in the future for repairing a fence.
