154 mongoose price down by 50k again...any idea what's happening..this home has private driveway and 2 rooftops..still not selling...any inputs?

ouch they should have taken the previous offers that weren't too far off from the previous 1.09 mil price tag. in fact they had a lot of interest in the beginning when it initially fail out of escrow.

i think its simply too customized and ppl will have to spend money doing it the way they want. its the shiny floors - as another poster mentioned heh.

we're probably taking ours off the market this week too as family is reconsidering and will just rent it out in mean time. seems to be easy to rent as the others down the street are already spoken for, and we already have a flurry of rental applicants too.

its really too bad because had 154 mongoose not fell out of escrow, it totally would have been our first choice lot vs the one we got.  i probably would have sold our PP place (or rented it out) and moved there and deal with the higher mello-roos for the bigger downstairs en suite bedroom

 
Are you talking about 156 mongoose? Just curious to know how much a nolan with rooftop will rent for in case we need to move out somewhere...

here's what i know of pricing for ellwood rental as a comparison of sort:

nathaniel - $3,850
nathaniel with rooftop - $4,350
nolan within motorcourt - $4,150
we priced ours at - $4,000

i feel the nolan for 4,150 is a bit low and the nathaniel with rooftop at 4350 is a bit high.

these are all rented out within the month, btw. any reason why you'd be moving out of your nolan?

also apparently we recently received a very strong cash offer (not a low ball one like the few we've had before) but now I think it may be too late as family is already in rental mindset and lease may have already been signed by property management...

I will be moving in next few months and wanted to know rent as there may be some issues in job..how much offer I can get in case I need to sell it within months of moving in? Mine is nicely upgraded with clear view from rooftop in both directions...

ours is a nash with driveway + rooftop

honestly you should price it out with your realtor's suggestion/comparables in mind, with the upgrades you know you've spent into the home and market rate.

i think 154 is really putting a hamper on it, but if 158 is sold by the time you're thinking of offloading yours, that'll help you have some $/sqft to work with, at the very least.

FWIW (and to other ellwood neighbors/buyers), we received an okay number of offer on the home but family was strict on terms/pricing. the last written offer was essentially on the mark (all cash too) but alas, its rented out now. guess we'll revisit in a year or the family will keep it and move into it eventually (shrug)

ppl looking into these home probably came across oceanmonkey's issue (which is hopefully being resolved too). so that might be a factor too.

I know we keep saying Irvine is a Unicorn land.  But it defies any common sense to not call this a crash waiting to happen if there are so many new builds where individual investors are in the game.  If not in my lifetime it will be during my kids time.

you'd think so and objectively ill agree too (what's 50k diff at this price point). i think had RAH were more flexible with the price they would have already sold it.. vs now being forced to reduce further.

although for some interested in the home, they're probably looking at the floors and if they want to rid of it.. will need to spend another 5-15k (depending on upstairs or downstairs). ours also has window treatment and landscaped done (spartan as it may be)

anyways with the price reduction i think they'll sell now at this point.

you know thats why we decided to sell it vs waiting for family situation to resolve. take whatever equity build up since signing for the home and run before a crash (158 is probably doing the same thing). guess we're now left holding the bag, so to speak. if the crash happens, i hope its not next year when we revisit the question of sell vs. move-in vs. continue rental.

I stopped by and looked at it this weekend. I thought the floors were nasty, but in general, I thought the overall build quality looked very poor.  Not sure what it was, but the house just had a "cheap" feel to it.  Even just looking at the roughing and materials used.  I'm probably making this up, but I was not a fan. If the house was on the beach or had amazing rooftop views, I would stand corrected, but I just wasn't that big of a fan of the house.  Felt like the main living area was cramped and the staircases were narrow, etc.  But, like anything, to each their own. 

The potential for rooftop leverage was nice, just at that price point there are a lot of other places I'd personally buy first. 
 
What's the deal with 154 Mongoose Nolan house? This house seems to be wearing too many expensive hats and went out of ellwood price range. This home price seems to be free fall and I can expect little more. 

As of now, what would be the best price of Nolan with just one deck on top and descent upgrades? Any estimated idea? or may best $/sqft in ellwood standard for resale?

 
May be capboba can answer it better...he/she got decent cash offer.. Not sure if it was Nolan with rooftop or not...That at least give an idea.

yep- worked through it and opening escrow now. even after caps gain it'll be an okay return given we closed on the home in march. so we'll see how it goes.

I'm seeing ranges for the homes in the area (ellwood included) in the $450~$460 sq/ft range.

154 is what.. $420 per sq/ft?

It's listed at $430/ft but it has been sitting for a while.
