Ellwood by Richmond American at Beacon Park

Toured most of the model complexes today for the first time. Ellwood had some pretty striking designs relative to the other properties. The Nolan plan is funky but with the roof deck and the only real driveway in the community, it's well worth it IMHO.

Was surprised at the pricing relative to the other homes I went through today, including the attached units. Everything in BP is pretty toppy on my price/value scale but given what was available at the prices listed everywhere else, this community seemed to be where I'd buy.

Several sales persons at two different builders were ready to pounce the moment I came in the door. Had a "used car sales pressure" vibe to it. Blegh.

Phase 9 Pricing was:
Plan 1: 838490
Plan 2: 879490
Plan 3: 903990

So deducting the lot premiums for Phase 10, it reflects a price increase of ~6000 from Phase 9
 
Phase 10

Plan 1: $850,990
Plan 2: $897,990
Plan 3: $921,990

Add $7,000 for midcentury elevation
Add $40,000 for deck which is mandatory on these elevations for 3rd deck
Add $40,000 for deck on master bedroom on 2nd floor

Spoke to representative and said the park south of Ellwood could possibly be a pocket park with a pool.  Will not start construction until 2016. 

Mello Roos is around 1.78% but someone can check my math depending on Plan.

Last Phase will have site premiums as houses are at the end of the street and should have driveways.  Driveways in Phase 1 were $60k.
 
Not all lots on the last phase have driveways, only the plan 3's do at the end of a motorcourt, but these are 3 pack instead of the 6 pack for those lots in the middle. 

Lot premiums on these are going to be pretty high compared to those in the middle.

If you can have only one, driveway or deck, which one would you go for and why?

Factors I am debating are appreciation and novelty.

Driveway all the way because I'm a car guy.  :D
 
Driveway all the way since you can use it every day, don't think anyone would use the deck every day.

From an appreciation standpoint, I'm not sure. No driveways are becoming more and more common place in that sf space but this is the only newer project to date (that I know off) with a roof deck. How does that translate in the resale market in 5, 10 years.... I don't know.

Having said all that, I would pick driveway. I don't think the roof deck is all that useful day to day.
 
Tough question as the cost to build if you had the space for a driveway wouldn't be 60k but have that space for lot size.  Imagine San Mateo homes that were going for 750-770, if you add a driveway, would those homes be worth 810-830 in the 1600+ sq ft range?  Deck doesn't add to lot size but if someone said build a roof top deck, labor and materials would far exceed 40k.  Most people with two cars and more would use driveway, but most don't have more than 2 cars.  I don't see too many shooting hoop in driveways lol

I'll pick driveway.

Having a driveway gives homeowner options to utilize the garage space instead of just park cars.  Like a lot of homeowner nowadays, they park the car on the drive way and use garage as flex space for storage, gym, or like my neighbor, they used it for mahjong and ping pong table. :)  It's like you gain 400+ sq.ft. of extra flex space to do what ever you want. 

Having a driveway also makes the home's appearance feel more of a true SFR and less of a detach condo whether or not the home is one.  This is probably very significant when the home is up for sale because the property looks more like a SFR than a condo.   

A drive way will makes car backing out of the house a little easier and probably safer.  With a driveway, drivers will have a better view of the road, oncoming traffic, pedestrian etc they are about to encounter when they are back out of their house.  Without a driveway and backing out of the garage requires extra caution since the driver's view is completely obstruct by the garage wall and will not see any oncoming traffic until the car is already half way out of the garage. 
 
Buy the plan 3 Nolan plan and it comes with a driveway and deck. All Nolan plans come with a driveway regardless of locations. Beside this project my other project is also the second best selling project in Irvine.
 
IHS, I would love to buy Nolan(Deck and Driveway), but I entered the game late and now all the Nolan 3Bs(affordability wise) are sold. I am left with Nolan with Driveway or Nathaniel or Nash with deck,hence the question.

Only 2 Nolans (D&D) left are model and prime lot which are out of my price range.

FYI the driveway in phase 1 was $40k. at least, that was the only lot premium on ours. I believe ours is one of the only two Plan 1 with full surround/detached lot. (eg our wall isn't being used as divider, that semi-zero lot thing they got going).
