Capella which was high $1.2m to $1.3m range have 10ft ceilings.

And again I don't think Capella is a joke, it's all about personal preference. We liked the feel of the groves as well but didn't want to spend $1.6m ++ just for more yard space esp given 1. don't spend much time in the back yard 2. we can walk right next door to the resort and use the play area, pool and large grassy area for the kids to run around.

But from a design perspective it worked and the square footage of 3300sqft is adequate size and fair for a price of $1.3mil in Irvine for newer homes. Just looking at newer homes (2012 and newer) and even some 10 years older, if the home is over 3000 sqft they are closer to $1.2mil and over price range anyway (although their backyard is likely bigger). So to each their own I guess...

Melrose and harmony are both 9 so I assume they are all 9 or less.

Harmony and Hawthorn both had 10 feet ceilings on the ground floor

The ones I looked at was Rosemist and Melrose.  They look like nice houses.  I am actually considering getting Melrose Plan 2, if the upcoming recession doesn't happen in Oct/Nov.

Lot 11 is called Eucalyptus Park.
The homes to the west of it are Terrazza clones. The homes to the east are Marigold clones.
There might be Corte Bella, Entrata, and Cambria clones too.

Boo another group of boring homes in a 'C' village.  What's Lot 7? Strada clones?

Looks really congested, like a mix between CV and Stonegate. I just hope they do something a little bit unique to differentiate this village.

I am curious though when when the models are going to open, looks like it is going to parallel Beacon Park development and be in direct competition as well.
 
Snoozefest and way packed. But it'll prob still sell ok bc of the on-site elementary. People can't resist that it seems.
 
They have to promote this well, with all the attached housing, and only 1 desirable SFH lots in 7... let's see.. the trails are always a good sell, this does connect to JOST via tunnel right?  And Northwood HS is a no brainer.

yup tunnel under jeffery connecting to JOST.  how can you tell the lots in 7 are going to be the best.  i am trying to understand difference between 4 5 and 7
