I am interested in Legado in PS3.
I dont have any idea of this yellow arrow space. 
(Between Irvine blvd and Portola pkwy, between Modjestka and lambert rd) If you know this area well,
Please let me know . Thanks~~

Also if I choose PS3, where can I use groceries? Woodbury town center?

groceries: East side of District next (other side of Irvine Blvd) is supposed to have retail (would imagine groceries).  May be a few years out though

Because of the Great Park, I want to choose BP but due to the high Tax rate and price so I am going to choose PS 3. 
If this area is for research center and farm land, I don't need to worry about this place, right?
 
In all honesty, I think it's impossible to say for sure.  I think we're all just making our best decisions with all information available at the time. 

I love PS, don't live there, live in BP, but if I could've transplanted the floorplan to PS and gotten PS pricing, MR etc, would've done it in a heartbeat.

I am new to Portola area and this forum so your information is helpful. I'll look into PS5 as another possibility. :)
