I visited Cressa over the weekend, found the homes are very nice.

Does anyone know how far away is Cressa from the cemetery?

I checked out the map, not very clear if Cressa is close or far from the cemetery.....

Cemetery is proposed, whether if it will ever build is another thing.  Cressa is located on the left side of Altair.

All the homes here would be close to cemetery. Only the 5 point homes will border it.

I would love to say no but the numbers keep proving me wrong.  $ per square foot in LA keeps rising.  But for the Cressa price you're probably looking at a motorcourt in LA with much smaller square footage.
 
Yes, only a motor court home in LA for 1M.....

The same square footage home would cost $600k to $700k more in LA....  Very significant delta, considering paying a small toll would get you from PS3 to LA in less than 8 mins...

SG has the landfill nearby, PS3 has the cemetery, seems you would have to decide which one you don't mind as much if purchasing in the area.  LA is very nice, but the premium!!??

 
Both pp and ps will be out of sight for cemetery. Proximity is literally just a mile.

PS3 is just as close to landfill as SG.  I don't think the landfill really matter that much. Just check out the price of Lambert Ranch homes which is a lot closer to the landfill but people still pay top dollar for them. 

BTW, Cressa is very similar to the Field home in Lambert Ranch, both are build by the same builder.

And the zombies would need to cross a major road (Irvine Blvd).
Is that why 5P labeled district next as next to the cemetery...

If they keep on squabbling over that site, district next could have a premium for being next to a large plot of land being empty for many many years
 
Anyone knows what will be developed in the area directly across PS3, on the other side of Modjeska?
(It doesn't look like part of the Great Park development)

Currently it's University of Califora's agriculture research center and for now, there's no development plan for that area.
