Cressa at Portola Springs - The New Home Company

Also I popped into the plan 3 briefly. Seems small for 2800-3000sf.  The tv area was tiny. And didn't like how the two upstairs secondary bedrooms and bathrooms were all on top of each other.  Starts at $1.05m for the plan 3 in arguably the worst location of the neighborhood.  Wonder how much each phase will increase. By the time they get up to quiet grove with the "huge" lots, it'll be 10 phases of phase premiums plus, I'm guessing, a big lot premium.  Yikes.
 
"N St." is the one that could be overlooking all of the premium lots in the first 8 phases of Cressa. It looks like it's going to be a major road.

Probably why it's priced low compared to others. 

You can have a 3k sq ft house for under $1.1m, less than $370/sq ft (if bought on first phase), less than stonegate and much less than BP currently.  Question is how much will it increase phase over phase and how much are the lot premiums. 

I'd bet it'll still be under BP equivalent, those are selling around $1.3-1.4m for oakmont 3 and junipers on larger lots plus their double MR compounding and higher Hoa. 

 
It will be Portola Springs Road extend to PS4 in the future.

I guess it will be kind of big traffic in this road as PS4 build out.

Looking at their preliminary rendering, portola springs road will continue all the way back to portola parkway closer to the toll road entrance.  The elevations for PS4 and 5 on view lots would be awesome.

AW,How do you think that will affect Cressa resale price if PS4 and 5 build out?
Will people who want to buy a SFH look down Cressa?  :'( :-*

Wished I had a crystal ball, but if I'd had to guess, I'd agree with everyone else in the sense that if it starts lower than others, it won't appreciate more than and over others unless the area near the high school and future retail center is the next hotspot.

There will be trails on portola springs road and most likely trees, and you can always plant tall-ish trees if you're at the end of the cul de sac.

Could also drive up the property value (if the area above is more desireable, than the area next to it would benefit as well). I remember when Northwood was built out and early on, there were a lot of people who didn't like it and thought it was way too out in the middle of nowhere. Eventually it built up and people would have made a lot of money their (prices jumped).  That said, PS has been around a long time and not seen that benefit.

If GP is ultimately a success and the retail system and school are strong and all the infastructure is in, you could see some eventual upside (especially if the tech hub build out by FP is successful in bringing high paying jobs to the area).  But I'm a pro PS person (or at least am of the belief that the whole gripe of it being so far out of the way in comparison to PP / Stonegate / Woodbury is kind of absurd by logic.

I think one of the issues with PS is the disjointed-ness of it. When you tell people you live in PS, it becomes another 10 mins on exactly where. And all the enclaves aren't created equal. Some have a total value village vibe while others are a bit nicer. If I were TIC, I would rename the to-be-built view portion of PS another name. Something that doesn't link it to PS. Like lambert ranch :)

There is no logic why LR and PP, which are completely intertwined within PS, are more expensive than PS.  The only explanation I can think of is TIC deliberately prices PS lower so as not to compete with other TIC developments.  Unfortunately, TIC branding is so powerful that PS never had a chance.  Have you ever seen PS on the cover of any issue of "Villages of Irvine" in the past ten years?  TIC treats PS as an afterthought whereas 5P and NHC marketed the heck out of PP and LR.

Agree with everything you said.  If I end up with a house in LaCressa, than I'll have to get on my soapbox and drive up property value with every post I make that is pro PS, haha. 
 
From what I heard, quite a few had opportunities on first phase but passed on it waiting for the large lots.

Except that when they keep the same name they can say PS has XXX parks, YYY Pools (even though it may be miles away) for each development

But I thought Cressa sold all Phase I.  Does that mean there were really lot of qualified buyers on the list and they just kept going on the list until they sold all Phase I?

Where do you think all the PP and LR kids play?  Hint: not at the one lonely park in each dev.
 
Do you think cressa's price is low because the rest of ps3 is condos/flats? Are there going to be more sfh in the neighborhood?
