In the current market w/ bidding war, I doubt buyers are even thinking about warranty. So did you ever find out if you had a home warranty? Or has it been over a year?
If you don't have one, you should get one. I think it runs about $600 a year but it's worth it for repairs and such that are bound to happen as your home gets older.
Re-sales do not have 1-year warranty but the norm is to have the seller pay for a 1-year home warranty from a 3rd party company for the buyer (your agent would need to check the box in Section 4d6 of the offer to have the seller pay for it).
