So my A/C unit stopped working this morning.. And I had guests over..... Any one recommend a good HVAC service tech/company?
 
Maybe he thought you purchased within the last year.

Sorry, I have no recommendation for an HVAC person.  However, with this weather, it could not have come at a more inopportune time.

Called a few companies, of course no answer on Sat.  One did call me back but was booked for two weeks.  Referred me to another company who will be at my place tomorrow at 8am.  Crossing fingers....( I'm gonna get screwed)
 
Yes... I was referring to the home warranty that is almost standard in resales now. Has it been a year already? If not, it should be covered.
 
I've used Jerry @ Connected Air before. He's really good and tries to work within your schedule. He squeezed me in at 6PM and stayed till about 7:30 when I called earlier in the day.

Thanks though, I didn't know normal resales have a 1 yr warranty
 
With most home purchases, American Home Shield will provide new buyers with a one year warranty typically paid for by the seller.  However, I do believe that buyers can purchase in the case that the seller marks "no" on the contract.

Resales don't have a one year warranty.  Like others have mentioned typically the sellers pay for a one year warranty through American home shield. You can buy or now as well.
 
This is question for your realtor but every resale transaction I have done, buying or selling has included a 1-year home warranty. It is optional and paid for by the seller but I can't imagine a resale without it, esp as a buyer.

In the current market w/ bidding war, I doubt buyers are even thinking about warranty.  I sold my condo (not in Irvine), and the buyer paid for the warranty.

Look like the blower motor is out.. Gary from Air Vista first replaced the capacitor and still a no go.. Recommend we replace the motor.. parts and labor will cost $580... While he is up in the attic, he noticed the return air duct from downstairs is not connected (fell off?)... so we've been sucking in hot attic air and cooling it for about 6 months now.. great.. nice cold attic...stuffy hot 1st floor... The return air duct work will cost another $200...  His reviews seem good even though it's only three, at least the reviews seem genuine.  Angie's list reviews seem ok as well.  Not the cheapest by a long shot but he's professional, on time, and I just have a good gut feeling about this dude...

So did you ever find out if you had a home warranty? Or has it been over a year?

If you don't have one, you should get one. I think it runs about $600 a year but it's worth it for repairs and such that are bound to happen  as your home gets older.
 
I'm probably a little late to the show on this one, but I'd recommend Thomson Air Conditioning (http://www.yelp.com/biz/thomson-air-conditioning-hawaiian-gardens). I have used them in the past (as have 2 of my friends), and they are very knowledgeable and, in my opinion, priced fairly. I only hired them for an annual maintenance ($90), and they found that a capacitor was leaking, which they immediately replaced. They even left the part for us, so that we could confirm that the thing had been leaking.

I had a few questions about the work that they had performed, including the price that they had charged me for the capacitor, and Josh called me back immediately to discuss their findings, the pricing on the parts, and even took the time to discuss HVACs in general. All in all, I was satisfied with their work and with their customer service.

AC is finally fixed.  Total out the door is ~$900, replaced blower motor, fixed the duct work connection from downstairs return air and recharged 4lbs of freon ($40 bucks a pound?)..took the tech about 4 hours.  Polite guy, and surprised no BO even after crawling around stuffy attic.  Hopefully this is the last of our big fixes (yeah right).

Re-sales do not have 1-year warranty but the norm is to have the seller pay for a 1-year home warranty from a 3rd party company for the buyer (your agent would need to check the box in Section 4d6 of the offer to have the seller pay for it).  I've been able to get the seller to pay for the home warranty even for short sales and REOs.

I looked at one house and they said that the AC needed $6500 to repair.  I think this property may have needed a completely new unit.  Depending on the size of your house and the unit needed I am guessing between $3k to $8k.  I may be wrong but I think some larger homes may have two units.

A friend got quoted $18k to intsall AC in his home.  I think that includes duct work too. He felt this was a bit astronomical as a few years prior he got quoted around 8-10k.
