Concrete in the backyard...

Don't do rocks. The previous owner did little rocks in the back and I can't seem to get rid of them. Bark or wood chips are much much better.
 
Shameless plug for my friend who sells Synlawn. The stuff is awesome...looks real. They have all kinds, several backings specific for dog owners (lets urine bleed thru and just hose off...the permeation in backing also allows it to stay cooler for pets in summertime). She also recommends to buy the good stuff. If you buy cheap, you'll be ripping it out within two years.

I don't think synthetic lawns are good deals...they cost $15 / sq ft...you might as well put down top of the line pavers etc.

installed cost for grass is $1 / sq ft.



unless you are going to live in that house for a long time, you will never break-even on your investment even after taking considering of watering and cutting.



This is like Hybrid cars, as a consumer, you either pay the oil company for extra gas, or you pay the car company for that new engine. There is no cost advantage (even head of toyota global business development admitted that to WSJ).

Quick update on the landscaping: I've been told, in no uncertain terms, that I can't do the backyard myself (the board won't approve plans by non-licensed contractors. This includes me.) So, I've drawn some rough plans, and they call for about 270 square feet of pavers, 80 square feet of grass, and 220 square feet of concrete. My question to the group is...





1. What's the ballpark price a landscaper will charge for this type of work (I'd like to know so I can "level-set" myself...)





2. Does anyone know good landscapers that are in the Irvine area?

my neighbor did his own yard (also in woodbury). i know his initial plans got nixed, which he drew up himself. so then he got plans from an architect but still went ahead and did the job himself. don't know if this was against hoa policy like you suggest but they never found out. for stonetree all your work would be done behind walls so the hoa wouldn't even see who's doing the work. you simply submit photos once you're done.
