the final buildout is the last of the view lots, 4 homes i believe.

Last phase (view lots) before models are released...

Going off memory but...

$1.75m for Phase 1.
$2.3m for the very first view lots

Don't think the models will hit $5 based on this pricing but high $4's seems possible...

I'm amazed builders are still selling houses with scheduled delivery > 1 year.  Where's the housing slowdown?

I assume they're reasonably large, perhaps 6000-7000?

It's a shared private road, not share driveway. But I agree with you. If I paid $4M+ for a house, I wouldn't want any of these.

It's a shared private road, not share driveway. But I agree with you. If I paid $4M+ for a house, I wouldn't want any of these.
Teresina has these on a few lots as well and those lots are priced the most. Granted they are bigger lots and I'm guessing that's the only way to entice a buyer to buy those lots.

Teresina has these on a few lots as well and those lots are priced the most. Granted they are bigger lots and I'm guessing that's the only way to entice a buyer to buy those lots.

The smaller homes in Baker Ranch have these also, but they have houses on both sides, which I really hated. When we looked at The Meadows, we drove to Baker Ranch to see what these share private road would be like and I had a hard time making a U-turn to get back out.

We thought about buying Oaks, but the share private road killed that thought. But we decided against buying at The Meadows due to its location. If the location were to our liking, then we would have gone with Redwoods.
 
I initially struggled with the private street because it does remind me of a motor court but it did solve a few things that I hate about my current house.  I also drove around OH to look at other private street homes and it didn't seem bad but it's all moot now because I'm stuck!

1.) Only 1 neighbor - lots of privacy
2.) Random neighbors parking in front of my house (public street so I can't technically say anything)
3.) Super safe for kids/dog to play outside in the front (if they wanted to do soinstead of in the back).
 
I actually noticed Hidden Canyon has this as well in the Iron Gate street. 101, 103, 105 Iron Gate shares a private road. Unbelievable.
 
Sunset Cove i believe has motor court homes that sold for over $3million and no view.

so a private road for 4 million with more sq footage and a View isn't too far fetched.

Yep... same.  Eeeks..6.6M estimate on Redfin.
 
Not sure if this is considered a quick move-in, but it's on the MLS:

someone dropped out so yes quick move-in...

This one was listed in Phase 11 for $2.955M including lot premium and the buyer essentially added $70k of options.
