Caserta at Cypress Village vs. Agave at Portola Springs

Thank you!  I, too, love the element of surprise.  I did not include Luna on my list because I thought it is out of my reach for now (I could save a bit more for down payment and buy Luna later, but my friends told me I should buy a house this year before prices and interest rates go up later).  I should go back to Luna and think about it :)
 
A friend of mine is interested in Caserta.  Anyone here bought it?  Looks like Phase 5 was released over weeks ago, only 1 (out of 7) is sold.  They will release Phase 6 this weekend. I assume the sales is slow (I might be wrong). I Can we get some free upgrades or credit?
