its first come first serve, so if you see a 949 phone#, pick it up and make an appointment. you can always stall and back out when you are there. 
 
Looking through the Irvine records, it appears that this first build out is 71 homes (18 Plan 1, 25 Plan 2, 28 Plan 3), followed by a second build out right next to it (towards Jeffery) of 96 homes (8 Plan 1, 44 Plan 2, 44 Plan 3)
 
Checked the prices again for Plan 3. They bumped the base price to 597,000  >:( With Mandatory Upgrades and Lot Premiums it comes to 615K , Can't blv this as 2 months back the price was 573,000.

The Sqft rate is 350$, with Woodbury Condo Comp's @ 430$/SqFt, the successive phases might even touch 450$/SqFt. Can Happen only in Irvine :)
 
What's up with this Lot Premium (Extra Dollars), when the Backyard Touching Irvine Blvd? ... Yeah agreed, there is a big concrete wall and at least 25 feet (landscaping and walkway), before the actual road starts ...  Experts, throw some light on this.

 
Now the upgrades are prepackaged (Kitchen, MB upgrades). From the next phase the Backyard landscaping,included in the price. Plan 2(yeah, not Plan 3) will touch 600+ in the next phase.  Moreover, for few Plan 2's only garage is attached and they have a 12k premium for that. Does it matter in resale, which part of your house is attached?
 
looks like TIC is not sure whether the current price jump frenzy will last; as new home builders are reluctant to drop base price for future phases. So they are increasing the price by force the upgrades on the buyers. If the price drops or stabilizes in the future, they can reduce the price or stop the price increase by removing these upgrades and keep the base price the same
 
I know this is Irvine but 600's for a Cambria Plan 2 is really insane.  The charm of a Cambria 2 was that it was in the mid 500's. 
At that point, why not just buy a San Mateo-- unless those are no longer in the low 600s.

I think they are having a harder time selling the homes right off Irvine Blvd.  Unless you plan on renting it out right away, I would never pay that much money to be right off Irvine Blvd.  Crazy.
 
Wow.  Does anyone know the current pricing for San Mateo is?  Irvine Pacific says starting from low 600's for Plan 1 and mid 600's for plan 2 and 3 but that could be anything.


Are they building additional phases?

Plan 1 & 2 is Around 630 and Plan 3 is currently around 670. From what I heard, if you are not on the wait list by now, you wont get a home. The next San Mateo like residence will be in Cypress Village.
 
Just a question; what percentage of people would opt out of buying a house if it went up $60,000 to $75,000 from when they got on the list to when they actually sign the contract?

That's a loaded question because buyer expectation of prices also goes into it.  For example, if phase 4 is $60k-$75k higher than phase 1 but there are 6 more phases to go and buyers expect that prices to continue moving upward then they will buy.  As long as inventory levels remain before 1-2 months, prices will keep going higher until the demand is decreased to meet the low level of supply.
 
So is it realistic to say that new homes that are $560K right now will be $620K in 4 months and homes right now that are $470K will be 510K in 4 months?

Even i thought the same about the Lots which have the backyard close to Irvine Blvd. But i found out they sold almost all of them with a premium price:) ... I believe the next phase will be towards jeffrey, but by the time the price will be mid 600's and effectively i will be priced out.

Are you guessing or do you know for sure?  Do you know some inside info?  Actually, when you say "priced out", it makes me think of real estate agents--they are always telling me that. 

I still think it's crazy to buy a Cambria at that price.  I'd rather be priced out.  It's bad enough I can only afford a box attached to a bunch of boxes, but to be right on Irvine Blvd is not worth it. 

I think they're trying to unload those homes b/c the Cambria ppl have contacted me a couple of times and I thought I'm pretty far down the list.
I think a lot of ppl deferred or passed on these particular homes.  No wonder... pay that much and first thing I inhale are fumes...and I'm not even a smoker. 
No thanks.  I want a home, but I still have some priorities... not much...but still some.  TIC can't strip of me all my dignity.
