Bloodbath in Coto de Caza

NEW -> Contingent Buyer Assistance Program
"Price Reduced!" is no exaggeration when you lower it by $2,000,000.

That's 12.6%, not bad even on a percentage basis.

<a href="http://www.redfin.com/CA/Coto-De-Caza/22901-Sonriente-Trl-92679/home/5056738">Just Reduced!</a>

I've actually seen that house from the bike trail just above, to the south of it. It looks very nice, but the lot is very small for all of those buildings. it should be on 5x the land. The neighboring house has a view of your whole spread. No skinny dipping there.

Well, now that I know it comes "with B-B-Q!!!!" I'll take it. Nice 27% loss in three short years

Thanks southoctrakcer

But, then you realize, no, some people are just ...

26 Sawgrass, zip code 92679, lowered their asking price by $1. Yup, $1.

I think the realtor is also the owner. What is it they say about folks who represent themselves in court?

If someone knows how to set up a poll, it would be fun to speculate how long this one will languish on the market.

This time the owner/realtor of 26 Sawgrass is getting bold. They are lowering the listing price by $100. I wonder if the owner/realtor will ever figure out that real estate is decreasing in price and if they listed their property at a competitive price, it might sell? Naw, the comparatives may have decreased in price, but not theirs.</blockquote>

OMG! Only a realtor! The realtor/owner of 26 Sawgrass lowered the listing price by about $10,000 last week and lowered it by another $100 this week. Those amounts aren't even enough to give them credit for chasing the market down. I can just see them explaining to their wife, "The market's going to turn around any day now. Gary Watts says the OC economy is going to take off."</blockquote>

Just lowered another $400. Must have taken the Ringling Bros. school of marketing.</blockquote>Another superfluous pretend price lowering, this time $4,500 or 0.4% to $1,095,000</blockquote>

It looks like I missed a price drop. But we caught the $4,900 drop yesterday. Now $1,075,000.</blockquote>

Talk about chasing the market down. I wonder if they realize that if they really lowered the price, they might actually sell it and get much more than if they keep lowering it by token amounts. Probably not, cuz isn't that what denial is all about?

Lowered by another $10,000 to $1,065,000. That is less than 1%.

Do you think maybe they will chase it all the way to the bottom? Or until the bank takes it?</blockquote>

Another $15,000 to $1,050,000.

:bug: Great, that $100 made all the difference. Time for me to put a full price offer in!

[quote author="awgee" date=1227701437]Deuce - Can you tell if 7 Devonwood, zip 92679, sold recently?</blockquote>

I don't see any market sales since it was purchased from Taylor Woodrow Homes. Here's all I've got (names omitted):

Hope this helps.

Wow. The information that some of you peeps have is astounding.

Last night's season opener of "The Housewives" portrayed that particular property as selling to the fiance of the newest addition to the show, and the <em>for Sale</em> sign has been removed.

The agent showing the property on the show said the listing price was $3.2 but it was "worth" $4.

That was Hilllllarrriiioussss. Super Broker Jeana Keough told us the the real estate market was "slowing" but Coto was "hardly touched". Wow, no wonder she cant sell her best friends house. Bad is good, up is down in Bizaro World..I mean OC

Calgal - You are leaving when things are just starting to get interesting:

4 Pamela Way was listed at $1,224,900 and sold at the foreclosure auction on Monday for $920,250. Since the opening bid amount was $912,567.14, it would appear that it sold to a third party and did not go back to the lender. I do not know exactly how many sq ft this home is, but it looks like it went for about $250 per sq ft.

If you saw Real Housewives last night Super Broker Jeanna seems to have changed her tune from just the previous show. Now she "specializes" in short sales which seem to have infected her beloved Coto.....Hmmmm times have changed...in just a few short weeks....toooo funnnny!!!

You noticed that also? I could not help but wonder if she sees the dichotomy in her views. On the one hand, prices in Coto have not been affected, and yet Ms. Keough is specializing in short sales. Hmm-m-m-m. It seems some folks are blessed with the ability to say whatever suits their interest at the time with no regard for integrity or self-examination.

And then I wonder if a camera were focused on me, would it show glaring hypocrisies?

Nah.

Did you see the house where was short selling? I kinda felt sorry for the couple. The wife had to wear sun glasses to cover her puffy crying eyes. Then, as if to stab that other Dame who isn't on anymore she reviewed her house that sold for 4.1 mil then bragged it was up for 16 million and to top off her blatant selflessness she regaled how even when her clients get screwed she still makes money. Breathtaking!!!

Caliguy - Did 31731 Capuchina Way go back to the lender? I can tell for sure, but it looks like it went to the lender for $7,455,089. Can you imagine? What must the payments be on a loan like that? And how exactly does one qualify for a loan like that?

Maybe it was a short sale?

I show the same figure, $7,455,089.00, for a 10/30/08 transfer back to "AMERICAN HOME MTG SVCNG INC."

According to Zillow, 7 Lyra Way sold on 12-18-2005 for $1,275,000.

According to LPS/FIS, 7 Lyra Way now has a Notice of Trustee Sale and the notice of sale amount is $1,323,892.56.

I think the last home sold on Lyra Way went for $850,000.

Huh? $1.05 mil? It seems to me that 7 Roberts would go for alot more than that. Do you have any more info?</blockquote>

All I can tell you is they rounded up from the $1.049 NTS and minimum bid amoumt.

<a href="http://www.zillow.com/HomeDetails.htm?zprop=54975260">On Zillow it says it is for sale for $1.795mil</a>, but it doesn't show up on RedFin or Zip. I bet it was Pacfic Legacy, because they have the funds to buy a place for that much, and that it will be listed in the next 30 days or so.</blockquote>

If it is Pacific Legacy, they are quick:

Buy at auction for $1,050,000 and list for $1,329,000 within 8 days. Ya gotta admire the pros.

The listing agent is Debra Kovacs, a full service agent in Coto. Does Pacific Legacy use agents or do they list themselves?</blockquote>

Sold on 10/22/2008 for $1,310,000

Flipping certainly isn't dead, and is quite profitable for those who know what they are doing.

They netted about what I make net in about 2 years of working. Boy, I'm on the wrong side of the real estate industry. :(
