Beacon Park

NEW -> Contingent Buyer Assistance Program
They're still about 4-5 months away from even the first release so it's a lot of dirt and hard to tell
I'm guessing if you have a smart car or Mini Cooper parked sideways you may fit.
And the Hoa (since it's a condo) won't allow it

I noticed the Great Park website still includes the original plan for the "First Great Metropolitan Park of the 21st Century" that will now never be built thanks to the 2013 deal between the city and 5P.  This is false or at least misleading advertising,  I hope no potential BP buyers believe they will be living next to a "great" park.

What do you guys think of the new revamped www.greatparkneighborhoods.com ?

There's a video that auto plays if you're on a laptop/non handheld.

Kinda miss the old site where the homes are in the little squares.

Looks like it's appealing to the white/asian consumer. Like how they threw an interracial couple  ;D
(Irvine isn't all asians. Its half/half)

They released homes this past weekend. Plan 3 is higher then I expect (1.050).  I presume what you meant to say is they are still dirt and won't be finished for about 4-5 months?  But no, these are motocourt homes...most of the MC's are 3 homes on each side (with full driveways). First few phases are better then the latter phases where you have some larger motocourt's.  Plan 3's sit on the corner and you'd have access to street on other side (in addition to motorcourt for parking). Are close to school, which can be a positive or negative, depending on your view (convenient for walking but you'd also get a bit more traffic on your street in the AM).

Whomever it was that asked about lot sizes.  Lot sizes are anywhere from mid 3K to 5500K. Their was 1 5500K lot (roughly) in the first phase release and another that was ~5K (both were plan 3's).

I wonder if IHS will be at the grand opening signing autographs.  I'm going for the free breakfast.  I already got the orange paint for my bike.

And visit grandma at Solaira!  Daddy nixed the downstairs 2nd masters/living suite and opted for a game room instead :)

I think Welton is motorcourt with driveway right?

Look at the sitemap:http://www.taylormorrison.com/new-h...ine/welton-at-beacon-park-community/site-plan

No way those are all culdesacs....

The full driveway in motorcourt reminds me of Brookfield Montecito in Woodbury -- house close to "street" with no curb.
If you want to see what they look like, just go to the springhouse's in PP. I think half of those were on motorcourt's with driveways.  From what I recall, they were normal motorcourts with full driveways (in fact, I recall the driveways being pretty long compared to newer home tracts in Irvine).

No, Springhouse in PP all have driveways but some are classified as detached condos (though none on motorcourt).

You're probably talking about Birch Trail.  Those have a mix of motorcourt + driveway homes.

Aren't those springhouses backing portola next to the dog grass area in a motorcourt?  A couple of 4 packs are there?  They do have full driveways but in motorcourt setup

Oh ya good call...  I didn't know those were springhouse but indeed they are:http://www.taylormorrison.com/new-h...fornia/irvine/springhouse-community/site-plan

I have friends that live in a springhouse on a motorcourt.  Almost all of them were detached condo's with a few exceptions and they had at least a handful on motorcourts (thought it was closer to 30% of them were on motorcourt's).

How the one's on no motorcourt (such as those on Telstar) were listed as detached condo's still amazes me.  If those were a TIC product, they'd have gotten full SFR status, imo (Irvine would have granted them a waiver and approved them as full SFR's).

Ya sorry guys my bad... I always though those were birch trail units along the perimeter.

Why these owners would not  pay the 30k premium (or thereabouts) to get the house on  the street is beyond me.  It's really a night and day difference in spacing, privacy, and resale.

Some on the motorcourts have nice size yard. Mostly usable too IIRC.  And then there's a thing called budgets. Already stretching to get a motorcourt. Can't stretch more to get driveway.
