Well, Bones was right.  Couldn't convince wife :(

Most likely this means can't buy in Irvine unless I get to crowdfund my purchase, may be just the Mello Roos portion only.  If not for MR, BP is beginning to look like a bargain in comparison to the "Priced to sell Now" [$496/sq feet] in "Super Premium Location" [Backs to Meadowood] 6 bed/3 bath (Actually a 4 bed+Bonus+den} listings such as this below:https://www.redfin.com/CA/Irvine/21-Blue-Spruce-92620/home/4790320

Why not something like Arcadia in Stonegate? $sq/ft is less than what you are quoting above (by about $100 bucks/ft), taxes aren't horrific, location not much different then BP.

Thanks.  We looked in to it.  It will only work if no one is behind us.  Those lots won't be released till next year apparently and god knows what the price at that time will be.

Sorry to hear that.
Besides Arcadia, there's also a few other options in SG... Lafayette and that new KB one? 
Can you also learn to quote properly?  Maybe PS9 can give you a tutorial? :)
 
I agree. Plan 3 Lafayette is well priced at $1.15 M (2850 sqft) - 4BR / 4B, prep kitchen, loft and covered patio; Considering the price expectations at BP, this is a good option. Lot sizes are average though (4200).
 
Did anyone talk about Cemetery and Toxic land with the builders last week ? When i asked these questions i didn't get proper response from any builder.....

You won't get a straight answer from any of the builders or 5P. They've got too much to lose to raise a stink about the cemetery or toxic land. They've certainly got nothing to gain by raising awareness of anything that might scare buyers aware.

not until the fat lady sing... but if you have ONE MILLION dollars and you are NOT afraid of ghost, coyote, prisoner, then you should buy...  :)

btw, i think there are some new house build around diamond bar area.  :)

Depending on which builder. Some say mid August now. What's the holdup.  China tanking its stock market?  The government lowering their interest rates over there?  Us raising the rates here?

Silvermist called me last week to let me know I was on their priority list and told me mid Aug. I asked about prices and was told exact same thing as when I went to Meet the Builders...... starting around 1.3 Million so seems they didn't raise their prices, yet any way.

Maybe they are waiting for Greenwood to sell out........ lol!
 
Beacon Park Grand Opening 8/15 (delayed from mid-July?).  Just announced on my Great Park Neighborhoods Facebook feed.

Is Stonegate that much bigger than Pavilion Park? Wasn't Stonegate's grand opening much earlier than PP? It still has plenty of unsold homes and empty lots.
