If it's a veterens cemetery that's being built, show a little respect for our veterens that died so that you can come here and buy a house in Irvine. You should consider yourself lucky enough to live here. If not, just go back to China.

i still dont understand the praise for veterans. the majority of them dont do it to protect you because they love their country, etc. the majority do it because they have no choice. join the military or go flip burgers or be a janitor. then they come out of the military and we are supposed to bow down to them? give me a break, its a job, you got paid to do it, you arent owed shit afterward. you have all been brainwashed to think military is patriotic, not quite. for some it is, like Pat Tillman who played in the NFL and quit to join go back to the armed forces and was killed. that is a true patriot, the guy who did it to avoid flipping burgers, not so much.
Oh man. You're trying to get PatStar to post on TI again.

:)

I love it when people just says "go back to China".  :)

guys, please show some respect to Indian (aka Native American), otherwise go back to <Country>  :)
I think 90% of what I own was made in China... so mad respect for my Chinese brothers... except Jeremy Lin... I think he's Taiwanese and he's a Laker (for now).

if the military consisted of mostly black and hispanics some how i think it would lose its luster. yep, its always about race.

There are a lot of foreigners in the US military because serving in the US military is a very rare expedited path to green card and US citizenship.  I know a lot of white USN officers who said they swear by Filipino sailors and chiefs who they say are much harder working than white sailors.  One high level USN person even told me that the USN could not operate without Filipinos.

Uh-oh. Somebody has never heard the story of Squanto and the miracle of Thanksgiving.

Yaliu cannot go back to China.  The Chinese Communist Party does not allow protests, petitions, or any kind of free thinking.  The CCP monitors this forum and they know all about Yaliu.  If he goes back, there's going to be one hell of an ass-kicking waiting for him.

Why should he go back? He's living the American dream. He has multiple houses. He a hard worker.(I think he works 6 days a week) He pays his taxes. If you ask me, we need more Yaliu's in America.

He has a right to express his opinion.

On the other hand, if city/5P introduce something that benefit PP resident LAST YEAR, do you think 5P will update their PP marketing  to reflect the change?

According to Emile they've ONLY approved a study of the cemetery so naturally there's nothing to disclose.

that's actually very misleading.  the cemetery is approved to build by AB 1453.  However in order to build, the land must be qualified and Cal Vet must also needs to approval the fund.

First time I noticed today that you can see models being framed from Irvine Blvd:

These are tri-level attached condominums in mostly 4-plexes. 4 units consist of 3-plexes instead of 4-plexes. They are split into two different locations in Beacon Park: one of which includes the model location, adjacent to the community park. Nice place to have a porch or barbecue. :)

108, 110, 112, 114 Fixie      Model 4-Plex Type ABC    Units 49-52    $818,340 (to construct)
                                        3-Plex                                                  $623,559 (to construct)

In both images, from left to right is Plan 3, 1, 2, and 4. The rendition does not include Plan 4.

Harper by Lennar
These are detached condominiums without driveways. They are in a really nice central location across from the primary community park, like Birch Trail at Pavilion Park.

816 Beacon  Plan 1A    $208,357
814 Beacon  Plan 2B    $235,861
812 Beacon  Plan 3C    $250,473

Lennar homes seem to cost more to build than Irvine Pacific homes for sure. Some Corte Bella homes cost less than $200K to build.

(Plan 3X/4)

Melody by Lennar
These are detached condominiums with driveways.

134 Smallwheel    Plan 4D    $347,789 (must be huge, costs more to build than a Toscana home by Irvine Pacific!)
136 Smallwheel    Plan 2C    $306,818
138 Smallwheel    Plan 3F    $340,524
140 Smallwheel    Plan 1A    $300,101

Larkspur by Lennar
All homes are single-family homes on 70 by 72 feet lots. I think the Plan 1 is single-story, because the Plan 1 costs a lot less than the Plan 2 and Plan 3. Contrary to what I thought, though, these are NOT Beachwood clones because the shapes of the houses are totally different.

137 Smallwheel  Plan 1A    $260,715
139 Smallwheel  Plan 2C    $343,944
141 Smallwheel  Plan 3D    $379,099

Brio by Shea
Duplexes

100, 102 Fixie      Model Duplex Type 1-2B      Unit 34      $423,249

rwjq0x.png

Torrey by Standard Pacific
The largest single family homes in Beacon Park. It has HUGE backyards. Rosemont lots are dwarfed by these lots. I'm expecting a $1.6-$1.7 million pricetag.

209 Radial      Plan 1C          $400,392
211 Radial      Plan 2SB        $436,472
213 Radial      Plan 3SA        $450,232

UPDATE: Welton is on 42 by 90 feet lots. Tract 17731 is built by Ryland.

Red areas are where model homes are coming up. Beacon Park will open in late July.

bhlnpw.png

Brio: Paired Homes
Primrose: 3-Plexes
Rowland: 3-Plexes with 4 4-Plexes available
Tract 17736: 6-Plexes

The model homes at the south end of the Harper tract are the Ellwood models.
The model homes in the middle of the Harper tract are the Welton models.
The model homes at the north end of the Harper tract are the Melody models.
The model homes east of the Harper tract are the Tract 17731 models.
The Harper models themselves are the 5 homes along Beacon between Melody and Welton.
The homes south of Spoke are the Rosemont models.
The homes north of Smallwheel are the Larkspur models.
The model complexes from north to south along the park are Rowland, Brio, Primrose, and Tract 17736.
The model complex south of Benchmark consists of (from left to right): Silvermist, Juniper, Torrey, and Tract 17739.

damn. looks like a ~22 minute walk from where we're at to the K-8. heh. (probably longer with a 5 year old?)

was hoping for ~15 minute.

dont want to be one of those that drive 1.2 miles but might still do it....  ::)
