I don't want to jinx myself before escrow closes but it's in a gated community between the 405 and the 5, which I really like. I wanted to buy resale but was discouraged like many so I turned to new construction (woodbury, Stonegate). Woodbury SFR without the motorcourt design was out of my budget. Stonegate Maricopa looked like a really good candidate. But slowly realized how much it is really going to cost for a new home if I want the same upgrades that I'd get in a resale. Not to mention landscaping, higher mello roos, and so-so location.

It's actually a funny story how I got it. Was out of the country at the time, almost missed it and a number of things happened exactly as needed so I had a chance. Maybe it's meant to be? :)

Good luck. Resale homebuying can be frustrating in Irvine (as exampled by that other thread) and I hope everything goes smoothly for you.

Thanks Akim. There was a lot of factors that went into my offer price, definitely do not think it was a great deal on paper but a good buy for me considering other non-monetary gains.

So, which one do you think it is ? :0
 
well by default, camelia is somewhere we both liked (gated community between 5 and 405).  I don't feel as if you were all that interested in harvard square...    let's just leave it at that...  there were only 4 houses total in that neighboorhood selling, and we know 25 torrey closed.    so of the 3 remaining, i'd guess you went with the one that wasnt really on the market very long...  am i close?

Hm not sure which 4 you're referring to. It's not a Camelia home but you're right it wasn't on the market very long. Just did inspection today, just some minor stuff. Probably just DIY it, nothing major  :D.

Same realtard as the one that sold 25 Torrey Pine.  They have the broker open tomorrow at 11am to 2pm....free Jalapenos.  ;)  I'd love to see her try to pull the same jack move with the double best and final offers on this house.

This might give my identity away if any of those agents read this board, but after Torrey Pine was closed, she called me and asked to represent me in a exclusive sneak peak home only she had access to for that weekend. Not sure if it's common but definitely didn't like that move.

She did that with one of my other buyers.  They worked with her for all of a few weeks years ago.  So she called their mother and set up a private showing the Monday evening that the home was listed.  Well apparently she forgot to ask if they were working with another agent and so when I went with them and had this shocked look on her face.  Then she asked me, "Why didn't your buyers or their mother tell me that you were representing them?"  My response was..."because you never asked them"  She wanted to double end on the commission and I killed it for her.  haha

I live in Oak Creek (in one of the apartments) and I like the area and location.  Definitely stick to the homes north of Alton that are closer to Barranca so you avoid the street noise.  The price of those homes have been coming down a bit over the past 6+ months.
