[quote author="ipoplaya" date=1227057039][quote author="WestparkRenter" date=1227052598]Wait until it comes to you and literally begs for you to buy. Look at 35 calaveras, the house that's on the blog. I looked at this house in Spring of 2004 and it was sold so fast for $900K. In Fall 2004, similar house in the neighborhood came down slightly and it was sold 5% less but I was not convinced it was a good buy. I want to pay lower property tax. Today in 2008, it is nearly $200K off. Much more affordable and I have saved a lot since then by not buying. This neighborhood will come down to 2001 prices and then you can put in 50%. Patience has never been my virtue but it's look like I might have to embrace it.</blockquote>

35 Calavera is a low lister and will sell for much more, definitely over $850K, maybe over $900K.</blockquote>

There are always KCs out there. I won't compete with them. I did not compete in 2004 and I won't now.

2 Calavera did not sell over $900k and it was bought for $880K in 2004. EDIT it was sold for exactly $880K in 2008. 4 years of paying high rent. That's it.

56 Calavera was sold for $872K in 2008.

65 Passage in Quail Hill is a Wells FArgo owned property. 3bd listed for only 499k. The Unpaid princial balance is over 654k. The lender is currently reviewing an offer for 471k. That is less than 300 per sqft in Quail Hill.

Ouch, but that's a decent price for a 3 bedroom. I see my old condo floorplan selling in the $450ish range when its said and done (1,843sf so about $250/sf).

WOW, I saved $150K for not purchasing this in 2004. When these condos come down to $300k ish then I think there is chance for a housing recovery. More bad news today. Not sure who's buying?

[quote author="freedomCM" date=1227072453]when they come down to $300, how much will a SFR in university park cost?</blockquote>

Probably the same but you can search the real estate history for that. For Quail Hill, these homes are new so there less history.
