Lets say you have an old car for sale. It has a big dent on the side. Then you take a pic of it and alter the photo as to not show the 'dent'. Isn't this misrepresentation of the fact?
Sure, the RE agent photo trickery would tempt me to see the property in person. But once I am there and finds out s/he had doctored the photo. I would not be a happy camper. And if he's willing to be deceitful with the property photos. Will he also be deceitful with the paperworks? Trust is no longer there. And that's not good for business.
