Awgee I agree with you. Outside volume is free $0.00. There are still shoppers who want the show-off house. 2 story volume foyers with 2 curving staircases that lead up to the same landing on the upper level while their poor kids are cramped into 10'x10' bedrooms. Most of the buyers who like this are "new money" and have no appreciation for understated aesthetic.
 
I grew up in an S&S house that was all of 1200 square feet in which my parents still live. While I see your collective points about volume ceilings, they did help keep the LR and DR from feeling as small as they are. As for the house, all the changes my parents made were by their choice and not the result of any defect, except for one broken pipe that burst about 30+ years into their ownership.

<p>You are so accurate. With regards to the "wow" factor when one walks through the front door of a S&S home is so true. To this day, my friend still remembers when she walked into the model home back in the 80's. She liked the high ceiling and 2 curving staircases. </p>
