Any More New Developments in Irvine?

Just curious, are there plans for any more new communities in Irvine? Are Beacon Park and Portola Springs the last ones?

Also, does anyone know if there are plans to build another shopping center near the Portola Springs / Portola High School area?
 
I guess we have had plenty of new developments already and need no more. The chinese buyers have scooped up a sizable chunk of 2014-2016 Portola Spring by paying cash. Your final bets can be on Beacon Park or some other heavy new constructions going around Portola School, with #BREXIT, and lowered interest rates, embrace for higher pricing :( and more bidding wars.
 
There's lots of new enclaves coming:
- Orchard Hills 2/3/4
- Portola Springs Future enclaves
- Heritage Park
- Altair
- 2 or 3 additional Great Park Communities

I also think they will "unreserve" some more land by the 133/405 to build "Hidden Canyon 2" or "Laguna Altura 2".  There's just too much money to be made in those fields to let them sit there for 100 years.  That is Irvine's most valuable land minus TR.

Altair is actually located north of Irvine Blvd, right next to (East of ) PS neighborhood 3.  Altair initially was called Heritage Hill. 

Regarding to Heritage Park, I think he means Parasol Park which is a new enclave just south of Beacon Park.

Laguna Altura 2 / Hidden Canyon 2 are already starting to sound too good. The location is prime compared to any inland parts of Irvine. There is ample land adjacent to both communities. Whom do we need to petition to make them a reality. I'm in!!!!!
 
I think they are done building in PA18 w/ HC.

LA and HC were planned in 1980's, see info below:

I think Portola Springs has tons of land left as does the Great Park.

I think the "coastal canyon" is done, you can't really unprotect protected land... no take-backs.

For homes closer to the center of Irvine, there is always Tustin Legacy... but that's not really Irvine (shoutout to qwerty, DFW and R2D!).

That Orchard Hills development right next to the 241 is weird, seems like you have to travel a bit to get to it.

Could Heritage Park be referring to Heritage Fields, the area between the Spectrum and Lake Forest?
 
A friend worked for the Irvine Company a few years ago and he told me Irvine development is planned out for decades in advance. Timing might change a bit but they know what they have planned to develop many years in advance.

I thought the 'C' meant Center.

I don't think TIC is building there, lots of apartments being built by non-TIC companies... the area around Alton and Jamboree has exploded with new apartment complexes.
 
Does anyone know what is being built across the street from the Post Office on Murphy (Near McGaw and Jamboree)? There used to be a church and some low office buildings there. It doesn't look like apts so I'm thinking higher rise office???? There are apts going in around the corner on Kelvin.

Anyone want to guess how long it will take to sell out the last major areas? :)

This!!

After approx. 10 years from now, there will be no more new builds.  From what we've seem in the existing resale market where homeowner hording homes and very low inventory, you can absolute certain that the home prices will be significantly higher than it is today. 

Come to think of it, I think right now it's a really good time to get a new home in Irvine.  You got plenty of new build to choose from, has option to choose a lot, historic low interest rate and lower property tax base (lower home price now compare to several years later, after COE upgrades, landscaping etc don't add to tax base etc.)

seems like they are good with two GP High schools.  They really do need another Jr High though.

There's a 2nd GP high school?  I'm only aware of Portola HS.
 
HS #6 hasn't been announced but given the growing population it is a certainty. Speculation is that it would be near GP/Woodbury.
