Thanks IR2. There's no chance on tripling up with the sellers as he and his wife are moving back to North Carolina.

Buyer:

You hit the nail on the head IHO. The best thing was that we didn't have to compete with several other buyers and multi counter offers. The home has good bones and a nice sized lot but it does need some updating. We'll probably do the flooring before we move in and then the kitchen/bathrooms over the next few years. We were really beginning to lose hope because so few homes being on the market and prices for new listings kept going up. Even with the price that we paid there may be some downside but we plan on living in this home for next 15-20 years so I'm sure we'll be fine. My wife and I aren't one of those people who looks at their home as an investment but rather has a place to live and make memories.

Floors is probably something we replaced in every home we moved into... especially carpet. We also re-paint.

The nice thing is new paint and floors has an immediate "made it our own" effect and also sort of has a new home smell (that's really the paint... hehe). And at least you get some solace in that you get to pick out what you want over time instead of having to do it all at the Design Center.

I also think the money you save in not having to landscape (if the current landscape is decent) you can put into updating/customizing/makingyourowning. We would like brand new... but if we can find a floor plan that's newer... we wouldn't mind if there were some savings (and I'm sure that if you paid 2010 HK Collections SFR pricing... that's still a discount over the current 3CWG homes I have been posting about here).

You had to get a 3CWG didn't you? ARGH!!!!!! >:(

Oh yeah paint is the first thing that we will do. The wife wants to renovate the kitchen but I'm asking her to pace herself. I always liked 3car garages and after reading a lot of your posts I wanted one that much more so it's your fault. <!-- s:) -->:)<!-- s:) -->

just to end my curiousity. Is the 3CWG an Asian obsession or it is desired by other nationalities as well. Do you mind disclosing your race or I will have to pry the info out of Trojan.

When you have some percentage of Chinese Blood then you are eternally Asian and 3CWG is a part of your DNA strands.

Now I understand criminals will least likely to look in irvine to silent the witness unless you work at TriVillage.

Bad evil took out an employee. Bad karma for owners and the place is haunted by an ex Lexus owner. The word got out in the Chinese restaurant circle of friends. No one is buying this business when the Kitchen God needs his herd of army to fight off the bad spirit. It will sit in the market until the lease defaults then TIC will replace it with a Baja Fresh or some other chain restaurants.

Panda Express knows about the tragedy and it will not go there.

I'm as white as the driven snow. My wife is mixed, white and chinese. I grew up in the valley in a ranch style home with a 3car garage so that might have something to do with it.
 
Thank you for the explanation. Congratulation on Silverado. Cal Pac built a fine home. Northwood Pointe is a very location and has a lot of open space which you will like coming from the valley. I did not know ranch homes had a 3 car garage. Was the home a single story 1980's tract in the valley that you are referring to as "ranch"?

Yes a single story home with a 3car garage built in the 1970s. Aren't single story homes all ranch style? I'm a little green when it comes to that.

Are you referring to "The Valley" --- San Fernando Valley? My wife grew up there --- Northridge/Granada Hills HS. And she loves ranch houses, and three car garages. Maybe what you see growing up forms the idealized picture of the house you want as an adult.
 
Not all single stories are Ranch style homes. Here are two homes of the Ranch genre 1930s-1950s.

I like the food at tri-village. After their chef killed himself with the icycle gun, the food was still good...maybe he was only a peon chef.

Thanks CK. Yeah, I grew up in the SFV in Encino and Canoga Park. Those were the days. Although, the traffic and the weather down here are way better.
