<p>John - DON'T do it. At least wait a bit. If we bought a house last year when realtors were telling us that the market wasn't going to go down, we would have lost our 20% down payment in ONLY a year with the decrease in home value. Yeah, I realize you really don't "lose" until you sell; but what is the harm in waiting a year? I had a friend who bought in 1986 and it took her 10 years for her house value to go back to her purchase price. You never know if you have to sell - job relocation, sickness, etc. And if you sell, you are already losing about 6% from the realtors commission. </p>

<p>Just wait. Better deals will come along. And even if you LOVE that particular house. Trust me - there are better ones out there. Every time I think I found the PERFECT house - I find a better one. </p>

<p>We showed him a 3/2 condo 1400sf selling for less than 400K in Aliso.</p>

<p>PS. John added that his neighbor in Aliso was his realtor and was really pushing him into this original purchase. The realtard was showing him data that I think was not an accurate picture of what is currently out there!</p>

<p>Celebrity: No, Innocent buyer, the fundamentals just do not support such a purchase. You need to walk away. </p>

<p>Innocent buyer's realtor: Do not listen to him. It is a great time to buy!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!</p>

<p>Celebrity: Just look at the other homes selling in the area (shows stats).</p>

<p>IB realtor: NOOOOOOOOOOOOOOOOOOOOOOO!!!!!!!</p>

<p>I couldnt even convince my own FAMILY 2 years ago. Well, certain members anyway. All they do is listen to their friends. This same debacle happened when they were investing in the TECH Stocks back in 2000. I told them to sell!!! but nobody listened! DAMN!!!!</p>

<p>Glad your friend saw the light. Rick, have your friend go to the "Analysis" tab on the home page of this website. IrvineRenter wrote some great articles about this housing market. It will make your friend feel even better about holding back on his purchase.</p>
