Ummm, I had my license with a mortgage broker (Windsor Capital) for a while, but never used it. I also had it hung with another firm 3 years ago, but was really doing something else at the time. Here is what I was doing mostly until recently:

According to property records, that comp of 21 Juneberry for $799K is from Dec 2007. A year old, you can't even call it a comp... It's some crazy fool that didn't believe the housing bubble had gone bust yet.



Are you actually advocating using one-year old prices in a declining market to benchmark current market?! Wow, maybe I should buy some GM stock. A year ago it was selling for $28/share... Must be a killer bargain today.
 
Admittedly, I know little about appraisals or comps or what the market value of a particular home is.

What I do know is that when we are ready to buy, the courthouse steps is the market and that is where we will buy.

It wasn't from a lack of effort. You certainly were shilling for business real hard on a couple of interweb forums to qualify for "never used it" territory.
 
Janet, I think you are looking at the Dec 2007 sale and not the latest sale.

Actually it's not. It sold on July 26, 2008 (as I repeatedly said). Also there were six Kensington Court properties sold in the past six months (only two of which were end units). The average price per square foot was $281.34, making a vanilla plan four worth around $755,397. You (IPO) yourself don't argue with comps, please don't start now!

24 in Irvine, I have MLS access and posted what it has there. My guess is you are using Redfin.

Well lets do a little research shall we on that distance ? Lets just do a simple Google Earth

of the area. Use the Ruler/Distance Feature. You get .20 miles. Thats 1056 Feet. As the flies/fly from huge piles of garbage being sorted for recycleables. This is a huge facility as well. Must be 150,000 square feet. About 600x250 Feet.

Sure dont see much furniture in this street view. And it does stink to high heaven

when you drive to the tow company thats a few hundred feet away. You cant tell me in all honesty you never have gotten a whiff of this place from your property.

You had more than one comment on that fourm. In fact, you were repremanded by the admin to stop shilling at least twice. But that's not new territory for you. You spewed the same garbage about being a loan broker daily on Lassner's forum before you got banned.

The price I paid was around $300 psf at the time, pratically unheard of for Irvine. I am not blaming anyone. Where did you see that? As I said, my complaints have zero to do with values.

Trust me, if my buyers appraiser would have accepted year-old comps, I would have sold my place for more. My buyers lender's appraisal came back short of contract price because they only used RECENT comps. No lender in their right mind, nor appraiser worth their salt, would accept or use a comp that is a year old. Not in this market, not in any market. I'm quite sure you already know this...



We both know that 78 Fringe will likely sell in the mid, maybe high, $600K range. It is highly unlikely they get $700K for that property at this time and in this market.
