FYI - new homes bring an agent to register you. To qualify for the broker commission if you buy the house there. (If you don't have an agent - you should contact the the agents that are in TI. They are very knowledgeable)
 
In my view Irvine is a better bet. You can also look at condo listings in Woodbury and Stonegate. For the price, you can get a completely upgraded condo and ready to move. If you are still considering new homes, don't forget to add at least 35K for to the price to factor in the cost of upgrades / options.

-no kids so no need for schools
-no mello roos
-price
-baker ranch is in early stages
-entry level home in Lake Forest > entry level in Irvine
-Citrine to close to freeway
-Caserta, lay out didn't seem open
-Beacon Park- mello roos/out of price range

What plan did you get?
 
I hope you got a plan 3. Plan 2 the kitchen is right there when you open the door. Plan one feels 2 small for me.
 
Plan 1 has the best entrance, but dining space in the kitchen might be a turn off for some. Plan 3 is probably the best, the downstairs bedroom is pretty small but big enough for guests I am sure.
Plan 2 has some "interesting" design choices, but the master bed/bath and walk-in are very spacious.
 
i got the plan 2.  my choice was plan 3, then 2, then 1 was last.  i did like the down stairs room in plan 3, but liked the open floor plan downstairs as well as the master layout in the plan 2

Is your floor plan like the model 2? (When you open the door you see the kitchen then the great room) or is your floor plan like the one shown on the website, where you see the great room then kitchen when you enter.

Welcome neighbor! Baker Ranch is an amazing neighborhood. You'll get a lot of haters/Irvine-only folks here on the Talk Irvine, but they mean well. Baker Ranch has been everything we wanted and more. Friendly people, great amenities, and super close to everything. You'll love it here.

Well, tell that to the two TI'ers who bought in F.R., one in R.S.M., and one in B.R. who told me through Pms that among their reasons, they left TI because they think some of the attitudes are not so nice. Then there is one here who may still be active, who already owned in F.R. but pretends to live in Irvine apparently just so they don't have to deal with it. I think that's going too far but at the same time it's understandable just wanting to avoid a headache all together. I never understood this kind of thinking. I guess hometowns are like a religion to some people. But it's weird especially if you weren't even born and raised there as is the case for many on TI. I'm a daydreamer and imagine there are a lot of cool places to live, which is why, for example, I actually enjoy hearing about Johns Creek from Panda and am really happy for him while others shot him down. Oh, well. For now, it is what it is.
 
Yeah somehow irvine creates a cultish following and arrogance with some folks here. Some folks just seem to get off by saying they live in irvine. Very very weird.

You have it wrong, I just like to say that **you** live in the ghetto. :)

It's no different than you or SoCal saying how much you like living in the cities you live in... and really, this is TalkIRVINE so of course many are going to prefer Irvine.

On ESPN this morning, Travis and Kelvin were talking about if someone double or tripled your current income, would you move somewhere else than LA. They even talked about living a bi-coastal life so your wife and kids can still be with their family and friends and you would just commute periodically.

Even at quadruple our income, not sure I would live in Johns Creek. Weather is a big deal to me. Only place I would move to would have to be on the West Coast because I have to be near the ocean.

Yea, I felt the clutches of Irvine holding my soul when I lived there.  It made me feel like I had obtained an achievement badge.  I felt sadness and some pain when moving out of Irvine thinking I had left Xanadu.
 
A couple weeks after I left Irvine, the mental fog of the drug they disperse in the Irvine air wore off and I realized I loved where I live more than Irvine.  Less crowded, rolling hills, very close to the ocean, school API's the same as IUSD, more house for less money, etc., etc.

The only negative that still hits me is Irvine has better food options and authenticity than where I live and it hurts since I am a foodie.

just kidding!  i hope to someday join you guys and talk about how irvine fucking blows.  But sadly, not today.  And not in this market.  :)

 
My old Irvine house recently resold and the sellers made a tidy six figure profit for holding onto the house for a few years. 

Coulda, shoulda, woulda..... 

I can't complain much, my current house went up quite a bit in the same time frame as well. 

I like the rising home values but it also makes me sad realizing the chances of my kids buying a house and living near me when they grow up is getting smaller and smaller.

I was the same way.  I was all about Irvine until I started looking at homes in Tustin and Lake Forest- not much difference other than schools
