I had heard that the next phase of the great park was going to have more attached condo product so perhaps IHS is referring to the later phases which will be around the golf course.  It makes sense for 5P to speed up the rollout, from what a few PP sales people have said, the original goal was to sell out PP over 2 years, it looks like they will destroy that projection.  They underestimated the pockets of the FCBs.  For sagewood there were people deferring several times, waiting for a specific lot while watching the prices go up and up, and not giving a damn.  Must be nice!

I love that there is another option now to TIC and their now bastardized definition of an SFR.

Prices in the Irvine is super cheap compared to housing in Asia, such as Singapore, Taiwan, and major cities in China.

The guy who bought an entire street of 10 houses for his 10 family member SAVED money by spending only a million for each house.  Had he done something similar in Taiwan with the lot sizes offered in PP he would have spent doubled to triple the price.

The US economy is really lagging compared to other parts of the world.  We just don't realize it. It's kind of like what happened in Hawaii when US mainlanders out priced the locals.

I see my family living here a very long time.  We came from a Woodbury attached condo, then rented a detached condo in Woodbury for about 5 months, and the difference is huge.

Just this evening I drove by the Baker Ranch Heights and Highlands homes that we were very close to buying instead, and those things are tight!  They are really jammed in there close together.  It reaffirmed that we made the right choice (for us at least). 

I do miss the convenience of Woodbury Town Center but other than that I'm not looking back and very pleased with the choice, high MR and all.

Congrats Aquabliss.  6000 sq foot!  Sounds spacious and a great investment too.  Is that your lot size or house size?  I'm guessing lot size but just wanted to be sure.  :)

Ha... I think the back yard is about 31x70 or so... Good to have a lot of dirt back there but scared of the cost to landscape in the coming months.  I posted a picture of the backyard in another thread I think...

Not yet.. I move in a few weeks.  ;).  When I do.. I'll check it out.  Although I might take the full year to do my landscaping.  Not sure how long I can tolerate the dirt though.  Did you find a good landscaper yet?
 
Ya let me know if you get it and what you think.  I haven't even started getting bids for landscaping yet... Probably in 2-3 weeks will start doing so.
 
That size of a yard is super rare in new home. More and more reason to pay more attention to the future phases of Great Park. You are extremely lucky!
 
Aqua you are my hero. :)  Good for you.  I am beating myself to sleep every night for not getting into PP earlier.

I have a similar sized yard at my current residence and opted for synthetic turf.  If you need a referral, let me know...we're quite happy with how it turned out.  You're more than welcome to have a look if you're willing to drive out to Columbus Square. :)

I'll be at the phase release for Sagewood this weekend...none of the units in this phase (9) are all that compelling (5000sf lots), so I'm planning to do as much recon as possible for P10 or P11.  There are still some 5600-5700sf lots to be claimed along Allium.

Just get real grass or hardscape. Million dollar homes looks better with real grass, built in bbq, fire pit, sitting wall, and a water feature. ;D

Fake grass is cheaper - but to me it doesn't look right.

Fake grass is actually more expensive.. but obviously less use of water.  Nice and green year round.  :).  To each their own on this one.
 
Just received word that Sagewood's Phase 9 release is delayed until June.  No reason given...I'll post when I find out more.

Update: I'm told that it's due to construction delays, but I suspect it has more to do with the OH release happening on 5/31.  Just a hunch...
