2453 Riverside Dr. New Floral Park Foreclosure

NEW -> Contingent Buyer Assistance Program
[quote author="freedomCM" date=1234877391]graph, besides a too modern kitchen, what is wrong with that santa clara house?

TIA for edumacating the ignorant (me!)

And while I understand what BK and tmare are saying, I agree with graph that no builder is going to take this project on in the current market, unless it is to live in themsleves.</blockquote>

This is why FP is a nice neighborhood because the condition of houses made it difficult for investor without sophisticated construction knowledge. The appeal of FP attracts only a few who loves the character of old houses and the aesthetic of the neighborhood. It is not for everybody and certainly not for those who put aesthetic as a last priority. 99% of homes we see today placed function first and aesthetic last. As a result neighborhood character suffers.

2332 Riverside was postponed for a month because they filed BK. It will just keep getting postponed for the next six months, giving the owners plenty of time to remove all the sinks and any copper they can get their hands on. I hope that isn't the case, but it is more the norm these days.

Just an update. A notice has been duct taped (nice) to the door letting people know that the house is "pre-list" meaning the bank hasn't decided on a list price yet but when they do "it will be priced for a quick sale". There is one person who found the IHB who is DESPERATE to buy this place. When it lists, I'll let you know. I'm wondering what they mean by "priced for a quick sale", maybe 600K?

HGTV did a segment on Floral Park. I wonder if the interested buyer is affliated with some sort of TV show who wanted to document the challenges of a remodel. Shelley Long or Tom Hank?

More importantly... does the price include Willy?

You mean this:

I think it's a different film:

This seems more appropriate considering the old school nature of Floral Park:

Bringing back an old thread. Two different signs were placed on this house for a week or two total. The bank received at least two cash offers of 500K. The bank decided they would put some money into the house and re-list it later. So far, in about 2 months, they've done maybe $100 worth of yard work in the front of the house, that's about it. It just sits there.
