How did the demographic change?
How did the demographics change in Irvine from the mid 1990s and now? What about the student profile of USC students in the mid 1990s and now? One of my taiwanese friend in high school got accepted to USC with a 2.7 GPA and 1060 SAT score and his dad even wrote his college essay for him.

How did the USC Brand Equity change from the late 1990s and now?

It was a change of course in the philosophy of admissions driven by our late great leader Dr. Steven Sample after the Rodney King riots endangered the campus, largely by doubling down on the already elite reputation of the School of Engineering. USC is now the top hiring school for AWS and Google and my CSCI degree is a foundational bedrock of my resume/profile that keeps me getting recruited on a regular basis.

The point I am trying to make is that Georgia Tech's acceptance rate was 51% in 2011 and in 2025 the acceptance rate is 8.6%. How did the Georgia Tech's brand suddenly become an attactive brand to the smart Asian students? 15 years ago when I first talked about Georgia Tech as a rising star, I was immediately shut down by an FCB in Woodbury that no Tiger Moms in Irvine has never heard of Georgia Tech.

Suppose that in 1997, 51% of the consumers were able to afford homes in Irvine, but today only 8.6% can afford to purchase. Suppose that in Johns Creek, 51% of the consumers were able to afford a home in Johns Creek in 2011, but today only 8.6% of the consumers can.

When I first purchased my home in Johns Creek in 2011, I had one chinese neighbor and my entire street were made up of white households. My Chinese neighbor and I still live in the same house, but the entire street changed from White to Asian.

Do you see the correlation with the demographic profile of college and real estate? I am here to tell the FCB in Woodbury that Georgia Tech is Now on the Radar among Asian Tigers Moms in Irvine. The next rising star that no one has ever of heard of is University of Georgia in Athens.

Georgia Tech is now competing among the Tier 1 UCs. University of Georgia will soon start to compete with the Tier 2 UCs. UGA's 2025 acceptance rate is 37% and is headed towards the 20s. The best part of it all, is that in-state Georgia residents can get free tuition with the HOPE scholarship. That is a savings of $12,000 a year (per student) which is equivalent to the annual HOA cost to own a new home in Orchard Hills.

Tier 1 UC : UCLA (9%) UCB (12%) | Georgia Tech (8.6%)
Tier 2 UC : UCSD (25%), UCSB (28%), UCI (26%) | UGA (37%), will have the same acceptance rate as UCSD, UCSB, UCI in less than 5 years.
Tier 3 UC : UCD (42%)
Tier 4 UC : UCSC (63%)
Tier 5 UC : UCR (70%), UCM (88%)
