2011 Collection ?

NEW -> Contingent Buyer Assistance Program

I predict that TIC will begin selling their 2011 collection the beginning of 2011.  It will be the main Stonegate area.

By the way, it will look a lot different from what they had planned for that community previously.  For one they won't have a park with a pool in each enclave.  To make up for what they feel are lower prices, they will cram in a bunch of motor court style detach condos w/o any pocket park.  The more expensive enclave will now be closer to the elementary (actually right next to it) and will have a "private park."

I've attached an image of the previously made ST site plan.

Do you really think they will change it from the original plan? Doesn't seem like they are doing that for Laguna Crossings.

I've included kayo's image inline for ease of viewing:

Oh, and the prediction part was that the 2011 collection/main Stonegate community will begin selling in early 2011.

The site plan change for ST is not a prediction.  I will try to paste the new/proposed site plan.

I'll tell you how to paste pics... if you tell me where you get this top secret information.

I just use tinypic.com (you don't need to sign up for an account). Just upload a picture (jpg, gif etc) and then they will provide a link for you that you can post here using the IMG tags:

{IMG}<link to image URL>{/IMG}

(replace the {} with [])

Now if you have access to the new Stonegate site map... something tells me your predictions are going to be more accurate than ours. Do you happen to have the scoop on Laguna Crossing?

I am sure SG will have parks.  It will have the main park in the middle next to the school and a private park for the more expensive enclaves.  I only know about the first 3 neighborhoods they are working on.  At least for those, I didn't see any pocket parks for the less expensive attached condos/sf detached condos enclaves.

Ok, I am having a hard time converting my pdf/word doc into gif.  Please someone give me instructions.  Meanwhile, this is what I found for the single family detached condo product proposed for SG.

See attached.

If you want to look at more stuff, just go to http://www.irvinequickrecords.com/SIREPUB.  Follow the directions and input a tract number you want to look up.  The relevant tract numbers for SG are tract 17383 (attached condos) and 17326 (the sfd).

It looks like they just might be reorganizing it to fit more units in but the parks may stay.

If you take a look at the blow up of the section that I think is the same tract... it just looks like they moved the units south more and where the star is will still be a park since that is "Pedestrian Access".

I hope so, otherwise, it looks really congested and ugly.

Here's the site plan for the proposed sfd products in SG (these will be in a great location next to the main park and the elementary school).

Actually... looking at the street names and shape of 17326, these are right next to 17329 (just west of them) and not next to the main park/elementary school.

Thank you :)

Based on the tracts, streets and layout... this is where I think those tracts are:

Here's the site map that shows where the 3 new tracts are going to be.  As you can see, it looks to me like they got rid of the pocket park and instead made that one whole block into all motor courts.  The more expensive sfd are in between the detached condos and the school.
