Donald Bren is buying up property in Newport Beach, Costa Mesa, Chicago.  He realizes the world doesn't revolve around the shitty New Home Collection location sandwiched between the 133 and Sand Canyon.

Probably because there really is no yard if you take the california room option. So the its only maybe 1500 to 2500
cost to do landscape.

Out of curiosity, I drove back through Santa Cruz... what a sham!  the models are deceiving because it doesn't show you how small and narrow the motorcourt really is.  So you have these six houses crammed on these narrow motorcourts... and TIC calls them detached single family...  what really sucks is that I really like the plan 3 floorplan.  I like the downstairs area with the extra room and the upstairs layout...  I think my wife put it perfectly, "The worst thing about these houses is ZERO curb appeal"

Get used to this. This is all part of the TIC play book. Unless you are willing to fork over $800K+ on a new home in Irvine, you will not get a traditional SFR with front driveway, sidewalks, and backyard. Even then, your home will be smashed right next to another home (i.e. Sonoma).
