That's an improvment, but I don't think there's anything in Talega with easy access to freeways or the beach.



For comparision, my home in Orange is better IMO.
 
They are not modern and the dues are kind of expensive but no Mello Roos:

we're in the same boat as you, we have a baby coming next month and will be moving in about 1 year. Our price range is 1-1.7 mill. We're considering Ladera Ranch,Nellie Gail, and Newport Coast. So far we've found you get the most house in Ladera....we like it but I can understand how it's not everyone's cup of tea.
 
OK, it's a bit over $2M, but this Aviemore Terrace home just came on today. That's a really good sized lot and has wonderful views and everything is brand new.

Just my opinion but I wouldn't spend 2 mill on a house in CM.

The schools suck?



The neighbors also occupying 1M$+ houses suck?



The view of the ocean sucks?



Too many mexicans in the city sucks?



Not having to use AC sucks?



Being 4 blocks from the nearest TJs sucks?



The SA river two blocks below smells too much?
