For arguments sake.... let's say I was going to buy a house now.



Does our house even exist?





Wife and I (no kids) are looking for a house in the 1.5-2mil price range. At least 3 bedrooms, 2500sq ft, (modern design?), back yard big enough for a fire pit, hot tub, BBQ and a couple lounge chairs, 3 car garage.



Easy access to highways, away from direct fire danger, close to shopping/restaurants. Easy beach access/commute. low/no Mello Roos?





View? -- Golf course/Hill/Canyon/Lake/Ocean







We have been searching Redfin, and realtor.com and nothing even comes close to what we are looking for......

Area of Interest: (neighborhood name, or zipcode?)

Property Type: (SFR, Condo, Townhouse?)

Home Facts:

The problem I arrive at is that I can't find a neighborhood that fits all the criteria. The closest match I get is Newport Beach but the house I am looking for is $4 mil.



But thanks! I will have to play around with Redfin some more and keep looking..

For argument's sake, I previewed four of them yesterday. (Granted, one had been "liberated" of its toilets, sinks, and the BBQ, but they <strong>are </strong>available in that price range and below.)



The question right now is not if such a product is available, but moreso if it is a wise investment choice. That's up to you and your wife and any of your advisors to decide, and entirely dependent on your own individual situation.

Take a look at Laguna Beach, Dana Point, and Huntington Harbor.

This part of Costa Mesa is really nice and the area is so exclusive that you don't have to worry about what's to the east of you. There are ocean views and no mello roos and the property tax is one of the lowest in the county. They also have large lots. I thought I saw a listing on Aveimore Terrace for $1.2M, but don't see it on redfin. It might be worth driving around this neighborhood.

That looks like a nice house, but I wonder how they think it is worth 25% more than the 2005 price.

Have you looked into San Clemente at all? There are a couple of homes in the Talega neighborhood that are close to your criteria, and would be worth looking into.

I agree with those that mention Laguna Niguel and Dana Point...



You can try the Nellie Gail area of Laguna Niguel, some have sprawling panoramic hilltop views but no ocean/lake views there..other areas of LN have the great ocean views.



Monarch Beach area of Dana Point has beautiful ocean views and doesn't have the fire danger in some of Laguna Beach. You might be able to get both ocean and golfcourse if you go near the Ritz and other resorts in that area.



Good Luck! I wish I had your money to spend...it would make my decision a whole lot easier:)

no Mello Roos

Views of the Canyon, Golf Course, Hills, Ocean

further than Costa Mesa as far as freeway access and beach access, but it is a nicer neighborhood with shopping and restaurants less than a mile outside of the community



just wanted to offer another option to consider.
