[Requesting Suggestions/Recommendations] - First time home buyer

Margin is not the only way to leverage your investment. There are 2x 3x 4x ETFs. Also options trading allows you to leverage even more without doing margins.

[Requesting Suggestions/Recommendations] - First time home buyer

@IHO I definitely agree buying a house for many people is more than just financials. But if one doesn't separately analyze the financial aspect of it, how would one know what price tag to put on his/her enjoyment of a proper SFR with a backyard & driveway etc etc ? Also in an environment where...

[Requesting Suggestions/Recommendations] - First time home buyer

Not harping on the 1% difference, whether that's 5% or 6%. Even at 5% it's a huge inefficiency. In your case, that 5% transaction cost is actually more than 10% of your original investment! ( since you have more than 100% appreciation) RE transaction cost structure makes RE investments highly...

[Requesting Suggestions/Recommendations] - First time home buyer

Thanks for providing your own personal #s. So your first home was a highly leveraged investment that worked out. 100% + appreciation is likely over a very long time correct? In that same time span, if you invested your small 3.5% down into an index fund using similar leverage %, you would...

[Requesting Suggestions/Recommendations] - First time home buyer

Of course it depends on the person's situation. A few people I know stayed in their home over 15 years. Unicorns do exist here. But most people I know, myself included, falls somewhere along the average spectrum. So there's a lot of wisdom in discussing "the average person / homebuyer"...

[Requesting Suggestions/Recommendations] - First time home buyer

It always gives me a good chuckle, reading posts like these. A rental property in Irvine is nowhere near the top choice for any savvy investor. And having lifelong renters is not even a top consideration of the advantages of investing in real estate.

[Requesting Suggestions/Recommendations] - First time home buyer

Consider how different you are from the average person/ homebuyer. The newest data indicates people change homes every 5 years. (down from 7 years a decade ago) If you are going to be in a Irvine starter home for 5-7 years, then missing out on the appreciation wouldn't be that much of a deal to...

    coronavirus

Are you going for some comedic effect by throwing out a hyperbole? or does Taiwan equates to N. Korea in your world view? If latter is the case, then it's no wonder why my point flew right pass you.

Drop you American exceptionalism for a minute, take a vacation to Taiwan and come back. You will be whining just like I am.

    Presidential Elections

Covid is very much under control over there. They really have their act together over there. They have everything from contact tracing programs to designated transport from airport to hotel / home. It makes one appreciate institutional competence a lot. At first, it was not fun to be forced...

Unfortunately, I can't remote work forever. Also vacation days ran out  :'( It's night and day difference. Coming back is really a big adjustment, not a happy camper right now.

    Insulation upgrade

We bought the insulation upgrade from the builder. My neighbor didn't. I been inside his house enough times to conclude that it makes no noticeable difference when it comes to sound proofing. One difference is we put in wood flooring on both floors, but my neighbor has mostly carpet.

    coronavirus

The fact that TIers and Americans are still debating this 10 months into the pandemic really says a lot about us. Does it really matter how we feel about it individually? The more we whine about government infringing on our freedom the longer we will collectively suffer. Can't believe so...

    Presidential Elections

I don't buy a lot of the media narratives out there about why Trump isn't conceding. I do not think Trump is trying to ?make his base happy? or ?laying the groundwork for his own network? Or something ridiculous the left wing media loves to throw out there - 'chaos is what he loves? I think...

100 West- New Toll Bros coming to Anaheim

Looks like 250 ft from the 5 freeway?? Terrible location. @ Cares, Airbnb is a no go. City of Anaheim banned all short term rentals awhile ago. Existing ones are mostly phased out by now.

Fannie Mae and Freddie Mac will add a 0.5 percentage point fee on most refinance loans to compensate for Covid related economic and market uncertainty effective Sept. 1. The Mortgage Bankers Association says the move will cost the average consumer $1,400. The Sept. 1 effective date means that...

    The 2020 Presidential Election

I see it as a wash. Surely Harris will turn off some voters in the purple swing states like you said. But she will also turnout more voters, especially minorities, who sat on the sidelines in 2016. Like it or not, identity politics is a powerful thing. Harris is not going to swing this...
