We have a single bowl stainless under mount (Blanco) sink which we love.  Watch out on the depth though-  especially if you are tall-  the really deep sinks can be hard on your back.

And adding some vanilla extract really helps reduce the odor.

Re:  Woodbridge-  if you liked Briarwood in North Lake-  check out 10 Thicket which just came on in South Lake (sorry I could not provide the link here). Very nice 3 bd with a detached feel in your price range.

Thankfully the city is able to offset some of the costs by leasing the vehicle to the Woodbridge Village Association during the summer months.  WVA uses it to beef up their patrols of the common areas to keep the terrorist youths from throwing the patio furniture into the pools ;)

IP builds these random issues into all their new builds,  timed to go off just as a new development is coming up---  it gets the owner thinking that little things are starting to build up and it's time to purchase a new home now that the shine has worn off their current one.  ;)

On paper, I would vote for 4 Urbino too.  But it has been on and off the market for many months and I wonder if there is some subjective issue with the property that the listing doesn't show?  (other than the dreaded "4" address?)

Today's courtyard = 1970's atrium.  And we all know how that turned out......

I also know a family with a baby that sleeps upstairs, while they are sleeping downstairs.  And it is their only child.  I can't imagine doing this personally.  I prefer all the bedrooms on the same floor as well.  Though I may change my mind once they hit their teen years!

With all this talk about Northwood,  it's interesting to note that it is currently under enrolled.  Both Uni and Woodbridge are closed to transfers-  but it is still possible to transfer to NW (intra-district).
