TBH, I don't think MR collected from GP is enough to pay for all the construction at GP. There must be funds from other resources be contributed towards it. These funds might be paid by all the tax payers in OC.
 
I haven't noticed the FR Towne Center being crazy busy much either, but once GP is all built out, I can see it getting worse. The newest parts of the Great Park Neighborhoods basically border Lake Forest, so it's closer to go to FR than Woodbury at that point.

All Carina plans 1,2,3 are amazing! Plan 2 is the most popular because of its high ceiling. They are hard to get despite being zoned to the Saddleback School District. It only has 43 homes in total.

Or maybe kids have gone to the colleges or maybe some don't mind SVUSD....It shows the good design/layout homes still matter. Irvine used to be a leader in building residential homes with innovative concepts, such as great room, california room etc. But in the past decade, most new homes have fallen into ordinary/boring category. Maybe selling in Irvine has become too easy for the builders. They don’t have to think too much. Just copy/paste.

Among them, the rise in tri level floor plans with no living space on the first floor has been distasteful and less practical. Who wants 14-20 steps to enter their living space/great room? The magical Tetris combo to increase sq ft and price along with more units!

Couldn't agree more with this.

One of the things I think about with living space on the 2nd level is carrying loads of groceries up & taking trash down. Or when I'm an idiot and I get into the car only to realize I left something inside. Or carrying kids up/down stairs. There's definitely households where this is no big deal (i.e. young people w/o kids) and far worse fates to suffer than 2nd floor living space, but I personally put a premium on 1st level living space.
 
I don't think Foothill Ranch Town Center is crowded at all. Compared to Woodbury it's practically empty. The lines are about as long at Ralphs or Target as anywhere in Irvine at worst. Often it's actually pretty quick at most places, and given you have Target, Walmart, Ralphs, and a ton of other places it's really not bad at all.

The biggest complaint is that many many restaurants close by 8:00 pm or not much later, where as it seems places stay open later in Irvine.

What do you think of the impact for Luna Park’s different school zoning(SVUSD) to housing price in Luna Park new homes in the “LONG TERM”?
I wouldn’t mind since we don’t have kid and it’s close work, etc and SVUSD schools will score better on the road but having not in the IUSD is seriouly concerning.

IUSD is not the best like everyone thinks it is. There is far too much pressure. I would advise people with kids to avoid IUSD if they can.

The perception of IUSD is a plus to a segment of buyers with high financial means. SVUSD does not command the same premium. Whether a child is better off in one district or another is a whole other discussion.

Now, the real question... how is the marking pricing SVUSD and IUSD great park houses today and how will that change in the future? i.e. is one under/overpriced today vs what it should be and what will the under/overpricing be when you sell? No idea.
 
I agree that there's too much pressure at IUSD, but IUSD is still the best chance to get into top UC schools.
I’m starting to think IUSD and even college are a scam. And to answer the original question, no I do not think Irvine home prices are too high. We have one of the best looking cities around.
