Pavilion Park is definitely nice. The SFRs have a little more charm, character, and rustic vibe (I especially like the brick facades on some) and there seems to be more developed trees in front of homes than other areas of GP.
Pavillion park does not have as much inventory as Beacon Park. I wonder if that has to do with Pavillion Park being more desirable.

Yesterday a realtor was telling me that some Great Park neighborhoods assigned to IUSD can be rezoned. Is this legal/possible?

They are likely talking about the newer neighborhoods being built closer to Alton not being zone to IUSD. I don't believe anything will be rezoned out of IUSD if it's currently IUSD.

Currently 3 homes in Pavilion Park from 2.1mm to 3+mm, unsure what your budget is. Overall Pavilion has less homes than Beacon so you'll see less homes pop up.

PP was the first GP hood... so it has about 10+ years on the other areas.

I like the GP area... land toxicity, landfill proximity, etc etc are all YMMV.

Newport Coast does okay. :)

Haven’t seen anyone on here complain about Newport Coast being too far from shopping centers, more than a few min to get out of the gate in some of the neighborhoods 😂

I do wonder what grocery store this new GP shopping center will have though. For me, I’m stuck driving to 3 different grocery stores every week anyhow so it doesn’t matter where I live in Irvine, im stuck driving anyhow.

Hopefully they put a store that's actually useful and not some niche store that isn't worth anyone's time. They need something like a Sprouts or Stater Bros.

Didn’t this lead to the city requiring signs for pesticide disclosure 72 hours after treatment, as well as requiring organic pesticides?

Can not believe this happens in Irvine and in the US.

It's been a while since I read up on it and I could be wrong, but I recall they changed out what they were using and moved to an organic pesticide.
 
You guys are all making me not regret buying Irvine at all at this rate. Lake Forest doesn’t sound that bad after all.
If anything I am hesitant about lake forest is that during summer days it is usually 5-8 degrees hotter than Irvine.

Temperatures between Irvine/LF aren't going to vary that much. I'm not exactly sure if you're talking about areas near foothill ranch. If so, anything above QH and Turtles are going to be the same as LF. Quite frankly they're all the same, Turtle probably has more trees to cool things down.
 
I would not move there. Have you drove through GP? No diversity at all. NONE and it’s already crowded enough as well. Irvine is overrated.

Yes don't regret moving to Irvine. Somewhere along the way people translated Land of the Free to you can do whatever you want in the USA. Left unattended Irvine will be the next Garden Grove and Westminster. Very dangerous drivers that have no behind the wheel history and I'm not quite sure if they even understand the rules of the road. All gated communities in California have an HOA and yes there are rules. If people don't believe in HOAs they should not have bought a house in a gated community. I've always loved Lake Forest even when our Marines were stationed at El Toro and Sonic booms blew the windows out quite often

If people are not happy with Irvine they will not be happy at the beach. Every beautiful place in California is going to have rules. I hope you all find peace with the United States and are able to get along with the rules God bless you all

There is a significant uphill drive on Alton pkwy, also - there is a bigger industrial compound in lake forest than Irvine which has no green space at all.

lol, I joked about this with my friends - having whites in Irvine is considered diversity.

Our kids class usually is 30 students and typically out of 30 there will be 2 or 3 white (non-Hispanic) kids.

Right! My son is the only blonde kid in the class. But we’re thinking about enrolling In a different school outside of Irvine.
