Lower priced parts of Irvine?

We are white collar parents with very young kids (surprise). We're trying to see if we can get a home in Irvine, looking in the 1.4M range with no to low HOA within the next 12 months.

We noticed the greentree and college park elementary school areas seem to have the lowest priced homes. I've heard that all parts of Irvine are great but it does make us curious why. Could someone please shed light on that to expect from these areas relative to others for young families?
 
Usually the older. non-HOA neighbor hoods of Irvine will have less amenities and not be as well kept. Additionally... the schools that service those areas may be the older schools.

Just take a drive around College Park and Greentree and then around the newer areas and you will notice the difference. But even those areas are becoming expensive and as a result... it will gentrify.

Got it. We just drove by Greentree elementary and circled a few blocks. As an LA county resident in a middle class neighborhood, we were blown away by the cleanliness and how well kept the homes were. I'm almost afraid to check out the newer neighborhoods. I did notice that nearby train tracks and being close to the freeways can impact desirability. Also the major cross streets were very busy.
 
Much hyperbole on this board. It's why we still post after 15 years....why live a normal forum life?
 
1.4 in the next 12 months probably lands you a 2B condo or 3B condo. SFH would jump above 2M once rate is lowered. Just my guess

I think the top rated elementary schools in Irvine is Turtle Rock, Santiago Hills and Stonegate. I don't think College Park is that highly rated, or Oak Creek where I used to live. Facilities do look nice and clean.

In Cerritos, you can probably find an older SFR near Heritage Park by Leal Elementary School for $1.4, no HOA. There are several highly rated elementary schools in the district. If you're from Asia we have Chinese/Korean/Japanese language schools on weekends for kids. There's also Filipino and Indian cultural centers that teach Tagalog, Hindi, Gujarati, Panjabi, etc., and Valley Christian private school.

On downside, the school facilities look older/worn and the school lunch is meh. Turkey hotdog, chicken nuggets.

Thanks for your input. My employer is in Irvine, which is also a main driver for wanting to look in this area. Furtherest away in hoping to go is like Garden Grove or Fountain Valley.
 
You'll need to be in the $1.5m+ if you want t buy an older small single story home in Irvine. The prices for those types of homes are now selling over $1,000/sf (I sold 5 Williams last month fr $1.55m r right around $1,030/sf).
 
Looking back at 2021 prices, kicking myself for not buying more. There were new 4k+ sqft SFH just under $2M that have recently sold for $4.6M. Pocketed $5M in 2 years. I freaking love Irvine!

Hard to go back in time, lol. Tho, I would just went back and buy call for TESLA or NVDA.
