Either that or check out the builders' website every day, like I did before Olivewood opened and Azul/Cielo re-opened. 😂 I got a call from all 3 communities during their respective 1st phase.

Yup, the sales people can give you an approximate date on when the pre-qual info will be posted on their website.

This is true. When I saw that Shea Homes finally showed Arbor on their website, I called and asked about when Cielo would be on their website so I could join their interest list and the person I talked to wasn't even aware that Shea bought the land for Cielo. 😂
 
Any updates by chance? Grand Opening, builders, home sizes, lot sizes?

Nothing set in stone yet. Toll Brothers sales office has confirmed that they will be one of the three builders. Other two are rumored to be Shea Homes and Brookfield Residential. All three builders have decided to change the floor plans/lot sizes that were originally approved by the city when Irvine Pacific was going to be the builder. Speaking with the Irvine company they don't expect to see the first homes completed until the back half of 2025. Toll Brothers has been pre-selling their first phases on their current developments before the model homes are even completed. They will likely do the same for the Summit and I wouldn't be surprised if the other builders follow suit.

Nothing has been announced yet, and the state of the housing market when they are released will play a large factor in pricing. With that being said the majority of the lots are planned to be view lots so I would expect to be paying similar prices as the current view lot homes being sold in OH or PS. KB Homes last pricing sheet for Fresco at the reserve had a 4 bed 2,277 sqft city view home being offered for $4,081,880. Which breaks down to $1,792 a square foot (Will be the second most expensive home ever sold in Irvine when looking at price per square foot).. My best guess is pricing will be in the $1,400-$1,900 a square foot depending on builder and home size.

Yes, they have started building their priority list for Elevate (Lots at Cadence Park). Talking to Toll Brother's sales agents they plan on beginning to sell the first couple of phases as early as August. Their model homes wont be built until later this year, but they have enough buyers who are willing to buy without seeing them. This timeline of selling has become more and more popular with builders in Irvine.
