If Woodbridge homes are any indicator, the answer is yes.

It think it depends on how the zero lot line is executed.

Woodbridge has quite a few zero lot line SFRs (not just condos) but there is some value-add for Woodbridge because of the flakes and the central location.

To a point. What's worth more? a 2000 sq ft detached zero lot line condo in Irvine or a 1 acre 2000 sq ft SFR in Corona?

Now if you just compare Woodbridge and Northpark - then the latter will be worth more for sure.
