Your thoughts on RealtyTrac?

Hi everyone,



what are your experiences with using realtytrac? I checked out their website and now they have searches for pre-foreclosure, auction, bank owned houses. You have to pay a monthly fee. Is this worth the money in your opinion? is it a good time to buy an REO right now or the months to come, since more are going to be coming our way?

Check out the foreclosure thread, I rip on RealtyCrap for their behind the times data. One home that showed an NOD had already been foreclosed on, and one NOD for May already had the NOD recorded in the beginning of April.



You can get a lot of the data for free, and it depends on what data you want. But, NTSs and actual foreclosures can be had for free, but NODs you will have to pay for.
 
Second what Graphrix said. I've used both and foreclosureradar is more up to date, and its user interface is much better to me (then again I've only used Realtytrac during a free trial, so I believe some of their features are disabled). If you're going to go with a service like this, I would say do foreclosureradar. Either way, try out the free trial first and see what you think.



TIP: If you'd like to keep an archive of foreclosure property listings, print the listing and select Adobe PDF as your "printer." This will export the listing to pdf so you can keep the file on your computer



Foreclosureradar also has a nice feature where you can export searches to excel (for instance, all the REOs in a ZIP code). I've also found Realtytrac seems to have more duplicate listings (though foreclosureradar does has some from time to time), and there are far more instances of you clicking on a listing on a realtytrac map and it coming back with "no data."

One other thing I forgot to mention that may be a big deal to some...RealtyTrac covers most if not all of the US...foreclosureradar is only for California.
