Woodbury North?

I drive by Woodbury once in a while and I have seen a lot of construction lately. I see that there's a lot of things buying built in Woodbury East, I suspect they are apartments. Also, there are a lot of buildings on the other side of Irvine blvd. Not sure if this is part of Woodbury and would be Woodbury North or if it's something different.



I did a search, but couldn't find anything...

I googled "Stonegate Irvine" and the first two links are form IHB! However, I didn't find any more information...
 
Yep, just 100% apartments. I estimate that if you add both north of woodbury, and north of east woodbury you get about 1500 apartment units.



IAC must know something about the foreclosure mess, that we don't. ;) They have been at this game a long time...so maybe build apartments for the people waiting out the market....or need a place to stay after the sheriff knocks on the door.

I believe the community is on hold for 1-2 years or until TIC sees improvement in the RE market.
 
Have you guys notice a huge apt. project near South Coast Plaza? I think TIC is involved in that, also. What's up with all the apt. build out?

I assume you are talking about this one <a href="http://www.rental-living.com/Communities/The-Enclave-at-South-Coast/">The Enclave</a>





Pricing is pretty close to Orchard Hills pricing. My guess is those ones opening this summer near Woodbury be up there as well.



There was an OC Register article on the Enclave that I can't seem to find now. A slideshow only comes up when I google it.

I have been going up to Woodbury a couple times a week.

The Trader Joes in the center is way better than going to the one

in Laguna Hills. They are building Apartments quickly. Must be at least

1000 units. Not sure what they know since the vacancy rate locally is still pretty

high. Just looking on the IAC Site shows plenty of available units in Woodbury.

It seems they delayed these projects based on the grading of the property a couple years back.

But I am surprised at them building so many right now. Its going to affect the supply/demand

curve and should lower prices even more. Unless as the IAC. They just let them sit vacant

because they can afford to do it.

That is it. Can you let me know how you found it? I always see things in the paper, then try to find them online later and can never find it. Did you find it through the OC Register search enging? I found nothing through that or through google.

This is so funny. My wife said I was being too particular when I told her how ugly the sign was. I knew I wasn't the only one :-)



For such a pretentious name for the new community, they should spend a little more money on the entry gate/wall facade and lettering. Looks cheap to me. The font is also way too big. I remember someone posting earlier how TIC's Brenn had poor eye sight and liked large fonts for TIC projects...not sure if they were joking or serious. It is about the same size on the OH signs as well but at least they spent more money on the masonry.

I searched for 'oc register the enclave' and went to the susanhopman.com link. On that page, I found a link to the OC Register article.
