Res. 4 were $530,000 in the summer of 2005... when we found out about Bowen Court. It seemed afforadable especially when rates were ~5% so we put ourself on the list (#170!!!). By September of that year, we took ourselves off the list (i think #70 by that time) and they were pricing it at around $600k! The Venitos homes in Portola are the same but they have higher mello roos and HOA. Zovall, did you ask if they were planning on building more Bowen Court Res. 4s?

Did anyone else see the LA Times article on these two developments the other day? I found it pretty offensive. The article went on at length about how these homes were all designed for singles or part-time parents. That's exactly the wording they used. Oh yeah, they also said that gay/lesbian couples could use one of the double-master-suite plans to hide their relationship!

As a full-time parent who makes a lot of money and who has a nice chunk of change in a CD and who considers these homes unaffordable, I just laughed out loud when I read it. I should have posted it on our blog but I was just too peeved to think straight. Are they SERIOUS?!!! Or are they just desperate? 'cause I've had my eye on these deveopments since they both opened, and this was the first time I heard that they weren't built for people like me!

the residence 1 with the external staircase is lame. why would i want to walk outside to walk inside to my garage? it's detached for all intensive purposes (unless i want to make that downstairs den a bedroom, but then i don't get a shower). who needs to shower anyway?!?!?

I visited Bowen Court this Sunday and the prices sheet lists:

External Staircase.... I think the genius who thought of that should be fired... or hire him directly as a lawyer, because he can convince people of the unbelieveable!

-bix

Has anyone noticed the price difference between Residence 1X and 1XM is only $618?

So for ~$600 bux you get to have an extra 121 sq ft... all used by the stairway indoors. That's like +2 sq ft for $1.

2 sq ft for $1 just might be the cheapest RE price in Irvine!

IMO these floorplans are prolly better off with 2 car garage downstairs. I have a feeling the street parking there will be quite packed.

Only two left here -- both models:

Residence 1X - $433,855 for the furnished model

Residence 4 - $657,357 for the furnished model

$8,000 incentive if use Cal Pacific lender.

We actually thought the Plan 4 was not too bad. The model was very cool with the brick floors downstairs (although I could see some skinned knees for the kids) 1,405 sq. feet sounds small, but the layout was nice --- upstairs felt quite spacious. We also really liked all the furniture that comes with the model. The location within the Woodbury community is nice too, close to the Town Center. That said, my wife and I agreed that we would not pay a penny more than $500K for a house of this size.
