Expensive land for a sprawling water park will never balance financially. At $4m/acre 25 acre will cost $100m. Without any improvement at all the water park must charge $30 for 3.33333 million visitors to witness a piece of raw dirt.

Are they buying the land or doing a long term lease? If buying they're probably betting that the value of the land will go up. If they're leasing then there won't be nearly as much investment up front.

I am curious if the Great Park will end up being a hodge-podge of a water park, ice rinks, cemetery, golf course and who knows what else.
