Why buy in Irvine?

Item 1. Inland empire products in Irvine would be great. Bigger lots and cheaper price. Schools and safety are my primary priorities.

Item 2. I can't stand ugly houses and neighborhoods. I am willing to pay more for a smaller house and less land. Schools and safety are also my secondary priorities.

bhshopr, not sure I understand your point here. IMO, as a home owner on TIC development, part of attractiveness of Irvine is life style: a busy life style with work, shops close by ( unlike coto /ladear / IE), and many many parks/pools for kids. Irvine company's communities are nicely done with nice community aesthetic throughout (unlike other non tic community). Without the total package, I don't think Irvine will be irvine. If Irvine companies leaves Irvine, removes theirs rules on shopping center, HOA, etc, Irvine will likely turn in to some of the cities like WM, GG, or M.P. I don't think people are complaining about the maintenance and fees.

The poll results look split and isn't that what TIC has done? They have built a number of value communities and also some premium communities. Perhaps the ratio got out of whack with the bubble, but the current economic crisis should bring the numbers back into alignment.

You are right, they are not. And they are not the cheapest, and probably will always be the most expensive one.



But they are the best!
 
During an economic down turn value villages always prevail. This survey should voice to TIC trolls that the direction for half of all future villages should reflect the positive attributes of West Irvine and Oakcreek. I personally do like the understated approach of both villages and less on the European themings.
 
Q: Why buy in Irvine?

A: For the naming expertise. Who else but TIC could think up a name like "El Toro stone" for the torn up pieces of concrete runway in the Great Park? :)

I normally would just go function over form... but the sig other has had a profound effect on my home buying needs and charm/asthetics are now a prerequisite. I have to choose c) Both.
 
IAC apartments have a "resort village" feel for us. We were searching for a description of how it feels to live here-- t's not just an apartment, a resort apartment sounds a bit cliched and hyped, but we found a good description -- our IAC living is like timeshare living, except it's full time. Whatever intangible things IAC did with their apartments definitely makes them have neighborhood charm and hopefully the TIC developments will have double the neighborhood charm.
