Thank you for your interest in new home communities in Orange County. We sincerely

value your input, and we could not continue to develop great communities without

the candid feedback from people like you.

I am contacting you today to ask for your participation in a brief survey regarding

I got a similar survey a few months ago. I filled it out and got the $5 Starbuck's card. Later, Starbuck's added another $5 to it. I guess I wasn't drinking enough coffee. Anyway,

the survey I filled out asked about what type of incentives would make me want to buy now. I told them that a built in BBQ was not going to do it. In fact, nothing would until the prices were much much lower.

Different email, but thought it might be useful for those who think the high end home market will be immune to price reductions; got an email from Hovanian regarding the price reductions for their Skye Isle model homes in Ladera Ranch. The first is reduced from $2,879,900 to $2,149,990 , a percentage reduction of 25% and they are willing to pay a broker coop of 6%. The second is from $2,599,900 to $1,999,990, a reduction of 23%, plus the same coop offer.

It used to be that they would give you a coffee card for touring the models if you brought in the postcard they mailed you. They were sending out so many, I was going to add them to my AOL CD collection.

I recall between $1.75M and $2.25 (or so).

The plan 1 was considerably smaller than the 2 and 3 (which were similar in price).

You would have HAD to add at least $200k to get it done though.

I started to fill it out, but I always hate when they ask for annual income... and do not offer a "no comment" choice for the answer... they asked questions this time around like... do you think housing prices will go up, stay the same or go down... interesting.
