Where to Get Recent Sold Prices

<p>we were actively looking for a place a few months ago but have since decided to wait it out. but there were a few properties back then that i actually liked. some of which have since been taken off the market. is there a way for consumers (non RE agents, etc) to find out how much it sold for? zillow only seems to have records as of 6 months ago (not recent). tia!</p>
 
Why don't they have this information available on-line here in California? We are from Maryland and all of the information is available on-line. It is easy to check on the sales history of a house you are interested in or the comps in the neighborhood. The information is readily available for those interested in doing their due diligence rather than relying on their Realtor, although, I'm sure few probably actually do. If you want to find out what a particular house sold for, you can look that up, although it takes about 3 months for the sale to appear in the records.





It seems to me that California is doing its citizens a real disservice by not making this information available on-line. It discourages people from looking it up since they have to go to the recorders office during work hours. This has been one of my biggest concerns since we moved here. When looking for a house, it is hit or miss on zillow as to whether there is any sales history.
 
One more thing ... the OC Register used to have a section on recent sales on-line, although it was a couple of months behind. They never cited their source for the information, though. Oddly enough, they stopped posting the information when prices began to fall! That made me wonder if the Realtors were supplying the info.





Again, this info was posted in the newspaper in Maryland weekly and they would cite their source ... the Maryland Department of Assessments and Taxation (http://sdatcert3.resiusa.org/rp_rewrite/).





Too bad that here (CA) people have to go to blogs to get the real deal on real estate, rather than being able to go on-line to a government site and see what is going on for themselves. Thank goodness for Zovall, IrvineRenter, OCFliptrack, OCRenter, and all of the others providing valuable information and insightful opinions on this subject! I really appreciate all of their hard work!

<p>If you are going to buy resale, I am sure your realtor will do a comparable analysis for you so you know what price to offer. As a realtor, I get information on-line but I have to pay hundreds for the priviledge.</p>
 
<p>I think the realtor would do the comparisons if the buyer is actually serious and not just in the "wait till price come down" mode. I'm in the same boat as waitingtill08 (can buy but want to wait). but have a hard time knowing the actual closing price. We are just looking at the asking price and seeing that it's been coming down.</p>

<p>nirvinerealtor, since you are a realtor, you would be a good person to answer this. If I told you seriously that I'm not ready to buy until a few months later and want to see what the closing prices are in the neighborhood that I am thinking of buying when I am ready, would you do the analysis for me on a regular basis for months and hoping I will buy one day?</p>

I know a realtor can provide comps. When we were looking to buy in MD, I would ask our realtor to do so. However, I would also check out the neighborhood comps myself on the tax assessor's site. No offense, but I don't really trust realtors to provide me with the best info. They can pick and choose the comps they want to show me. They have a vested interest as they want to push the deal through so that they get paid. I'd rather take the time to run the comps myself so that I know what is really going on. After all, it is my money on the line. I only wish the information was as readily available to the public here as it is back there.

<p>I would not recommend to use the tax assessor's site. Assessed value is all over the map. And the time delay........ Don't worry about offening me, I know your feeling as I was a victim myself. There are honest realtors out there, you just have to find them through referral. </p>
 
The tax assessors site in Maryland not only provides the assessed value, but the actual sales prices. Check it out for yourself. I posted the address above.
 
I signed up at catalisthomes.com and you can search for properties by zip codes. Check the "Sold" box and it will give you sold properties in the last 120 days. I follow one neighborhood in Tustin Ranch very closely and the homes sold in that neighborhood showed up on the list pretty quick. You have to sign up with their site but the process was quick and painless. To get basic search, you don't have to sign up.





This is my first time commenting on this blog. Great info. Sold in '05 and will wait a year or 2 before looking at buying again.
 
waiting2buylater: Thanks for the resource! It's registered and bookmarked. VERY useful for doing price comparisons. It's interesting seeing how the asking/actual price ratios have changed even in the last 120 days.
 
irvine_grad (and mk9, nirvinerealtor), glad to help. Unlike some other services, Catalisthomes is good with not asking users to re-register after a number of months. The only thing missing is that it doesn't show any price reductions. For that one would have to go to another site (I think Zip Realty). We would definitely get a much lower ratio with sold price versus original asking price.
