Where is the most affordable community in Irvine to buy a starter home??

I'm new to the area and looking for an affordable single family residence (not sure that exists here) and was just wondering if anyone has any recommendations or any areas that would be good to start a search. No kids yet, so just something like a smaller 2 bedroom home.

Lancaster or Palmdale

Hemet or Moreno Valley



If you insist on buying in Irvine than the cheapest places are usually El Camino Real or Orangetree or Culverdale. I think. Just look for houses built before 1980 excluding Woodbridge and Turtle Rock.
 
Your best bet would probably be one of the older communities in the 92604 zip code. Prices are still way too high their, but that area will most likely end up being the lowest priced in Irvine.
 
This house in Northwood for $350,000 says it's single family, but I don't know if I believe it.

This house in University Park is $440,000. It says you have one common wall.

There are affordable condos in Irvine, but not SFR's.
