Where is Parklane community in Irvine?

At a party this weekend a friend of mine was talking about the Parklane neighborhood in Irvine, and how some of the homes there are relatively new (early 2000's), but have very low HOA's and Mello Roos relative to other newer homes/communities in Irvine. I have never heard of this neighborhood...



Location? Tracts? More information?

Problem is the train track nearby. I've check out some open houses...it's too cramped. If you're interested I know there were either some short sales or REOs on St James.

We are now up to 4300 in special assessments.



Oh and looks like the HOA is only 90 bucks a month compared to 300.
 
We refer to that tract as "Park Train"



We looked at these models when they were first going up- we asked the selling office "how many trains go by a day" -- they said they didn't really know- so we decided to go to the Tustin station and check it out. There were over 60 trains A DAY-- and that didn't include the freight trains.



Plus you have that sports park adjacent to it-- with the big stadium lights and skate board park......

The sports park is a bonus. They can hear me yelling at my Pony baseball team on Saturdays...
 
I own a home in park lane. i lived there 7 years. It was great low low HOA great neighbors.

The prices are great. i almost did not buy there because everyone told me the noise of the park

would be too loud, the train would be too loud. None of it was true. I guess the only way the train

is too loud if you live right next to it. But if I closed my windows I wouldn't even hear it most of the time.

I always slept with the windows opened and still it did not bug me. You get to know the schedule last train

is about 11:00. I think it is a great starter home and very close to all the schools if you have kids. The prices

are great for how old the homes are. And what is great you can park everywhere. They have so many parking spaces

for guests or if you have a lot of cars. The assocaition does not butt in all the time. And the HOA has not gone up

till this year about 5-10 dollars. Let me know if you have any other questions.

I wouldn't consider Parklane close to either Venado or IHS... True, its a short walk to CP Elementary, but Venado is way over by Culver and Irvine Center.



I live a half mile further from the train tracks and one came through around 11:45pm last nihgt and woke me out of a light sleep (window was closed) with the horn blast. Cold wet weather makes it so much worse.
